Record Home Deal Cancellations – What’s Really Happening

In June & July 2024, over 116K contracts were canceled—up to 16% of pending sales—driven by sky-high prices, near-7% mortgage rates, and pre-election nerves.

January 2025 saw 41K deals canceled (14.3%), the highest January rate on record.

February kept the trend going with high regional fallout as affordability remained a major barrier.

In March, 13.4% of deals fell through—over 52K cancellations—especially in pandemic boom markets like Orlando, San Antonio & Vegas.

April data isn’t fully in yet, but high rates and buyer caution likely kept cancellation rates elevated.
