Your offer price isn’t always what the seller sees 👀💸

Let’s say you offer $300K on a home…
But then ask the seller to pay:
💵 $8K in closing costs
🛠️ $700 for a home warranty
📄 Title fees too

The seller’s net = $290,000 … not $300K 😬
Meanwhile, another buyer might come in at $295K with no extras… and that offer looks a lot stronger.
