Job Title: Assistant Property Manager

Location: Cincinnati, Ohio

Job Description: Are you a highly motivated and detail-oriented individual with a passion for real estate? We are seeking a dedicated Assistant Property Manager to join our team in Cincinnati, Ohio. In this role, you will support the Property Manager in overseeing the day-to-day operations of our residential properties, ensuring a high level of tenant satisfaction and efficient property management.

Key Responsibilities:

Assist in managing daily property operations, including leasing, tenant relations, and maintenance coordination.
Maintain accurate records of property activities, financials, and tenant communications.
Support leasing activities by conducting property tours, processing applications, and preparing lease agreements.
Coordinate and follow up on maintenance requests to ensure timely resolution.
Help enforce lease terms, manage renewals, and handle tenant disputes.
Assist with budgeting, expense management, and reporting.
Provide exceptional customer service to current and prospective tenants.

Qualifications:

Previous experience in property management or real estate is preferred.
AppFolio experience is highly preferred.
Strong organizational and multitasking skills.
Excellent communication and interpersonal abilities.
Proficiency in property management software and Microsoft Office.
Ability to work independently and as part of a team.
High school diploma or equivalent; additional education in real estate or business is a plus.

We want you to be aware of our rental criteria, please read carefully.
- Two occupants per bedroom (1 bedroom can have 2 people, 2 bed 4 people, etc.)
- Good credit history. If the prospect does have bankruptcy or an unacceptable percentage of bad accounts, they may be offered the option of obtaining a lease guarantor with qualifying credit or providing a security deposit equal to one month’s rent plus the last month’s rent in advance.
- On a job for 6 months and earn a gross monthly income of 3 times the monthly rent ($595 x 3 = $1,785). Income must be from a verifiable source. If less than 6 months at a job, they must verify their employment history and/or school history.
- An excellent referral from your current and/or previous landlord. No evictions within 3 years. No collections from current/previous landlord.
- An applicant will not qualify if they have been convicted of a crime that involved violence, the threat of violence, property crimes against individuals (such as burglary, robbery or theft), or moral turpitude (such as prostitution, drug trafficking or child po*******hy) and drug activity.
- The applicant must be over 18. Any person over 18 must be on the lease and must fill out an application.
- If you are approved for the apartment you must pay the security deposit and sign the lease agreement immediately to hold the unit (otherwise, we will continue to show it). Once the security deposit is paid, the unit can be held up to 30 days. Within 30 days, you must move in to hold the unit and pay the full first month's rent along with any proration for early move-in of 10 days or less.
- If you back out after paying the security deposit, the security deposit will be forfeited.

As you know events are changing rapidly. We are developing plans based upon current information and will update plans as necessary. We will communicate with you as our plans evolve.

Below are some of updates and guidelines we are working under:

• We are directing our employees and our tenants to follow the information provided by our government officials and health care professionals.

• We plan to maintain a consistent line of communication with our employees, tenants, owners, and service providers to disseminate important information and answer questions as efficiently as possible.
• Our phone system will be operational although response times may be longer than normal. At this time we are not making any changes to the way we receive calls during regular working hours or after hours.

o Each of the property managers and maintenance technicians have smartphones to receive email, texts and phone calls.
o Our maintenance team will continue to provide maintenance services.
o Our property managers will continue to communicate with tenants, owners, and service providers.

• All properties will undergo additional and more thorough cleaning of all common areas.
o We will utilize a combination of our maintenance technicians and outside contractors to provide the quickest and most efficient coverage.
• Residents are being asked to act responsibly in accordance with the direction of government and health care professionals and to notify us if anyone is showing symptoms of COVID-19.
• Residents are still expected to pay rent on-time.
