Posted • The Queen City has done it again. For the fourth year in a row, Cincinnati has ranked the best place to live in Ohio by U.S. News & World Report.

The media company uses several factors to determine its rankings, including quality of life and job market.

Cincinnati also ranked No. 41 in best places to live in the country, a few spots up the ladder since last year's ranking. U.S. News & World Report analyzed the 150 most populated metro areas in the country for its list.

Because it will take some time for housing supply to catch up to demand, experts believe prices will continue rising.

The latest Home Price Expectations Survey forecasts what will happen with home prices over the next 5 years.

As the graph shows, while the rate of appreciation will moderate over the next few years, prices will continue rising through 2026.

Posted • In the last few weeks, the average 30-year fixed mortgage rate from Freddie Mac inched up to 5%. While that news may have many questioning the timing of their home search, the truth is, timing has never been more important.

Mortgage rates play a significant role in the home search. As rates go up, they impact how much homebuyers will pay in their monthly mortgage payment, which directly affects how much they can comfortably afford.

This chart is an example of how even a quarter-point increase can have a big impact on a buyer's monthly payment.

Posted • The Smith-Jessup House was constructed between 1805-1825 by Daniel Smith before its purchase by long-time owner David Jessup. The three-bay facade, fenestration, and strict symmetry are each characteristic of the Federal style. Interestingly, the elliptical fanlight customary to the style was omitted in favor of a jack arch lintel. The building has been the home of the Baroque Violin Shop for the past several decades.

Posted • Many consumers are wondering what will happen with home values over the next few years. Some are concerned that the recent run-up in home prices will lead to a situation similar to the housing crash 15 years ago.

However, experts say the market is totally different today.

Price appreciation will slow from the double-digit levels the market has seen over the last two years. However, experts believe home values will not depreciate.

Love this!
Posted • ca. 1966 The mercurial architect Woodie Garber designed the seminal Garber House for he and his family in 1966. The design reflects Woodie’s appreciation for the Bauhaus aesthetic of Mies van der Rohe, and especially Le Corbusier. In addition to the strict symmetry associated with the International Style, the home features Garber’s trademark cladding of crushed milk bottles, intended to reflect light. Woodie’s daughter Elizabeth Garber published her powerful memoir “Implosion” in 2018 which detailed her family’s involvement in the construction of this significant house. The book also chronicles the shifting societal trends of the 1960’s and the subsequent demolition of Garber’s Sander Hall at the University of Cincinnati. The Garber House remains as a symbol of the architect’s uncompromising commitment to the tenets of modernism.
