CincyMLS Residential Active Inventory Numbers for 8/2/2024 = 2717.
When factoring in just the 4 counties (Hamilton, Butler, Clermont & Warren) Active Inventory for 8/2/2024 = 2250. July home sales for just the 4 counties = 1710, representing about a 5 week supply of inventory.
COMMENTARY: Inventory growth and supply still remain stagnant, but demand has also slightly cooled. Homes that hit the market minty clean, prepared, freshened, stylized, priced correctly, and 100% "market ready" are still apt to get attention and even multiple offers. By contrast, homes that are quirky, that suffer from unchangeable objections (busy road, undesirable lot), or homes that simply show poorly, are once again experiencing market-time upwards of 1-2 months, price reductions, cancelations, and regular pleas from good agents, asking sellers to consider price-adjustments and to exert more effort into market prep.
LESSON: The importance of presenting a turn-key, minty-fresh home, that is also priced appropriately (dare I say "aggressively?"), with proper agent-representation and impressive marketing, is KEY in selling a home for top-dollar in today's market climate!
