After years in the corporate world, I’ve learned that real estate moves at its own pace, but cash sales offer a rare window into what’s really happening beneath the surface. About 25% of US existing-home transactions in recent years have been cash deals—a number that’s especially telling for those of us watching market competition. When cash buyers increase while prices rise, it’s a clear signal that competition is heating up. If that same cash share climbs but sales volume drops, it may mean buyers relying on financing are hitting roadblocks, not necessarily that demand is falling away. On the flip side, if more homes are being sold with loans while prices stay steady, it could mean credit is loosening up and everyday buyers are stepping back in, bringing a sense of normalcy.
