**Secrets to selling your home during a divorce that most realtors miss**

Selling a home during a divorce isn't just another sale — it comes with heightened emotions, lawyers, and a lot of moving pieces most realtors aren't prepared for. Handle it wrong, and you risk extra stress and money left on the table.

Here's how I approach it differently:

I plan for the emotional side upfront — from staging the story of the house (does it look like you both still live there, or like only one of you ever did?) to pre-planning price drops so you're not renegotiating with your ex and attorneys mid-sale. A pre-listing inspection means fewer surprises and fewer rushed decisions once you're under contract. And if funds are tight because your wealth is tied up in the house, we still find a listing package that fits your situation.

The truth: homes that sell for the most are the ones prepared well — and my job is to get you top dollar while limiting the stress of getting there. I've helped other couples sell through their divorce, and I went through my own. That experience shapes everything about how I do this work.

Staying detached and unemotional about the home you are purchasing, or the person you are dating for that matter, until you’ve made it through the inspection period and decided to commit to moving forward is the best strategy to end up with a house, or a relationship that you are happy in. So many home buyers get wrapped up in the excitement they forget this advice.

Becoming emotionally attached and day dreaming about the future before you even know what current problems exist will make it harder to objectively ask for repairs that are needed. Or even possibly decide to back out all together.

As you realtor, it’s my job to stay objective on your behalf to talk through possible concerns with you but if you fall too in love too quickly with the home, even I, with all of my direct advice might not be able to get through those rose colored glasses.

So when you go under contract on a home, think about the last time you got your heart broken by imagining a future with someone too soon, and carry the same level of caution into this negotiation as you would into dating a new person.

Send this to your favorite romantic who has a habit of ignoring red flags or save it as a reminder to yourself if you are looking to buy a home soon.

The real estate story in the national news is not the story here.

Nationally, prices are slipping and homes are sitting. One in five sellers across the country have cut their price.

In July, the average listing in Cincinnati sold in 8 days. Nationally, 29.

And if not a single new home came on the market, Cincinnati would run out in about 6 weeks. The rest of the country would take four and a half months. That's stat along tells you how different our market is.

Then there's the price. The typical home here runs about $350,000. Nationally it's $434,100. That $84,000 gap works out to about $433 a month at today's rates with 20% down — roughly $5,200 a year. We're one of the few places left where buying still costs less than renting.

If you're selling: you hold the advantage, and that isn't true in most of the country. But this isn't the name-your-price market of the covid years. Half of Cincinnati homes took longer than 8 days, and almost always that was because the price started too high.

If you're buying: don't count yourself out. There are almost 3% more homes on the market this summer than last, and 44% of homes here sold for under list in the last 30 days. You have more options and you can still find a good deal, if you look.

This Summer is hotter than last... when it comes to real estate.

1,720 single family closings in June. Up 10.2%. Median sold price $351,500.
Here's the number that matters: 5 days. That's the median time homes are going under contract, metro wide. Inventory is barely budging, up just 2.2%. Do the math and you land at about 1.4 months of supply. That's a seller's market, full stop.
Condos are moving too. Closings up almost 16%. A bit more inventory if you want some breathing room.
Hamilton County kept pace: 862 closings, up 11.5%, 5 days to contract.
Selling? Demand is strong, but the homes going above list are the ones that were prepped before they hit the market. Don't skip that step.
Buying? More buyers means more competition this summer. Get pre-approved before you tour. Don't be the one who falls for a house and loses it because the paperwork wasn't ready.

When we listed this house multiple other homes had been sitting on the market in the neighborhood for at least a few weeks. This house, was under contract within hours, for over the list price, waived inspections and closed in just over 2 weeks. *It closed today so we can tell you that now*
The difference?
1) Strategic pricing, which is different than just listing for as much as you think you can hope for and waiting. It takes into account not only the numbers but the psychology of how buyers search for homes on site like Zillow.
2) Preparation. This house was professionally cleaned & landscaped, had freshly painted trim, and most importantly it was staged! Nothing was left for a buyer to have to see past or imagine.
The time and effort that you and your agent put into getting your home strategically ready for market quite literally pays off. And if we're honest, it's one of our favorite parts of our job!
The result?
A sale that was so seamless and low stress that at the sellers asked us "This doesn't feel normal, is it always this easy?" That is our ultimate goal, low stress for you!
