I've always loved homes and I've turned my skill for getting what I want into winning deals for my clients.

March is the official start of Spring in Cincy. We can debate is BockFest or Reds Opening Day is the first day of Cincy Spring. They say that anticipation is half of the fun, these are the specific events I'm looking forward to going to.

Revived an expired listing with fresh staging, showed some beautiful historic homes, drank too much coffee, attended the soft-open of Dice on Draft, went the coolest tiny concert in someone's backyard, collaborated with fellow designer+ realtors, and soaked in all of the cuddles with my latest fur baby, who has taken over the top of a couch pile.

Greater Cincinnati’s food scene is one of the many reasons we love living in this city. Valentine’s Day is the perfect excuse to go out an experience a new-to-you restaurant or return to an old favorite. But is can be hard to remember to book a reservation ahead of time before all of the timeslots book up that weekend. ⁠⁠
We Got You! We started booking Valentine’s reservations back in December so that we’d have spots saved FOR YOU at some of our favorite restaurants across town. We snagged reservations across greater Cincinnati so you can stay close to home or use it as an excuse to check out a part of town you haven't been to in awhile. A VERY Cincinnati weekend! When your best friends come into town it’s time to hit all the highlights.
It was first time having Cincy chili and ! We enjoyed beers at and .artifact. Learned about bourbon and local candy, like , with . Ate at some of our favorite restaurants and . Had a backyard fire in the perfect fall weather and wrapped up the weekend with a ride on a riverboat with Festival.

There is a common misconception that any money you spend on your home adds to the home’s value. šŸ šŸ’µThis is not true.
Here are the four categories of ā€œupgradesā€ that can actually LOWER your sale price because buyer’s will feel that they have to UNDO:
1) DIY work that looks DIY:
Sloppy paint = gonna have to paint over that. poor craftsman ship = gonna have to tear that out and start over. Short Cut ā€œHacksā€ =you went the cheap/ fake route, gonna have to replace it with the real thing. I’ve a personal vendetta against the stick on backsplash I removed in the last home I bought. If you can’t DIY it to the point that it looks professional, hire the professional. The ā€œhacksā€ might look good in photos on social media but buyer’s will clock the difference in real life.
2) Bold, Highly Personal Color Choices: Thankfully, Agreeable Gray is OUT. But you still want your house to appeal to the highest number of potential buyers possible. Bold colors can make it hard for buyers to picture their new lives in your home. I’ve had a buyer pass on a house because the dining room was purple. Didn’t matter that I said I could arrange for it to be painted the day of closing, she just couldn’t see past it. Even if she had been able to see past it, it would cost money and time to fix it = lower sale price.
3) Updates that don’t match the style of the home:
White shaker cabinets might have been the safe/ on trend choice a few years ago but in a midcentury mondern home many buyer are going to want to rip them out and restore the original vibes. If you have a home with specific architecture or style that is built in, make sure the updates you make ā€œmatch the vibeā€ as they say.
4) Custom built-ins:
Custom built-ins have the double whammy of often being expensive to install and limiting to the future use of a space. That beautiful built-in desk and cabinets prevent that room from being a play room or extra bedroom for the next owner. A fish tank built into the wall is unlikley to be the hobby of most buyers. Media centers and sound systems can become outdated. Built-in appliances are expensive to replace when they eventually die.
