What's going on?

Since the pandemic years, home values continue to increase year-over-year, although the pace has slowed in most Cincinnati neighborhoods, and even stopped and gone into negative territory in just a few.

Walnut Hills and East Walnut Hills are still looking like solid investments in the residential market.

Days on market have also increased dramatically since 2021, but really, they are just back to what was considered normal many years before the pandemic-era bidding wars that taught sellers to expect fast, easy sales with no concessions. But buyers, particularly of starter homes under 325k have a bit more leverage than in the past.

Every odyssey begins long before you know where it's headed. Two years ago, this Bellevue house wasn't even on the radar yet. The home-buying journey had just begun for these two, and like any good odyssey, it came with its share of distracting sirens (that house that looked perfect online but wasn't) and its own Scylla and Charybdis (offers that didn't make it, timing that didn't line up).

These first time buyers stuck it out through a long search and showed the kind of patience most people don't get to see behind the scenes. Like true heroes of their own story, they never lost sight of Ithaca.

After exploring many neighborhoods, they found what they were looking for in Bellevue, along with something they'd only dreamed of: a view of downtown from the back deck.

But even Ithaca has its trials before the homecoming. The house that seemed perfect had some hidden challenges that inspection revealed, and for a while it felt like this deal was becoming a Greek tragedy.

Obstacles kept piling up, the kind that make closing day feel further away instead of closer. Getting through that stretch took more than persistence, it took knowing the right people, the contacts who could turn "impossible" into "handled" fast enough to keep the deal alive.

This is the part of the job that matters most: negotiations aren't just about price, they're about protecting your buyers financially and emotionally, and staying steady when all seems lost. Trying "one more thing" to make it work, when you are wondering if giving up makes more sense.

My favorite writer, Anne Lamott, says “All you have to worry about is what you can see through a one-inch picture frame.” She uses this analogy to talk about her writing process, the need to just sit down and tell one small part of the story; to take the next step and not worry about the rest.

This is great advice that illuminates my journey as I build a real estate business that I can believe in; one that allows me to practice in keeping with my own values and by doing the things that give me joy (mostly). There are a lot of joyless contracts in this business.

This can also be helpful to anyone thinking about moving- whether buying a first home or downsizing- all moves can feel overwhelming, stressful, and have moments that will make you question everything!

But you won’t do it all in one day or even one week or month! Write the first draft of your moving story and let it sit there so you can come back tomorrow and add to the narrative. Whether that’s going to see a few properties, finally cleaning out “that one closet” or visiting a neighborhood coffee shop near where you think you would like to live, you are taking steps that will lead you where you want to go.
