Congratulations! We're officially under contract! 🏡
Here's what happens over the next few days:
✅ Earnest Money – This is your good-faith deposit that will be held by the title company until closing. They will send you instructions on where and how to deliver it. This is typically due within 3 days of the executed contract.
✅ Option Fee – This fee is paid directly to the seller and gives you the unrestricted right to terminate the contract during the option period if you decide the home isn't the right fit. This is also typically due within 3 days.
✅ Home Inspection – We'll help you schedule your inspection as soon as possible. After reviewing the inspection report, we'll discuss any concerns and, if needed, negotiate repairs or other concessions with the seller while you're still in your option period.
✅ Shop Home Insurance
After that, we'll continue working through:�• Appraisal (if financing)�• Loan approval�• Title work�• Final walkthrough�• Closing day! 🎉
