According to the Houston Association of Realtors’ (HAR’s) August 2023 Rental Market Update, leases of single-family homes rose 12.0 percent year-over-year with the average lease price edging up 1.5 percent to $2,344 – the second highest of all time. A total of 4,096 leases were signed compared to 3,656 in August 2022. That is the third highest volume of single-family leasing on record.

A 30-year fixed-rate mortgage topped 7% for the first time in more than 20 years this week, Freddie Mac reported, citing its Primary Mortgage Market Survey.

Specifically, the rate jumped from 6.94% last week to 7.08% this week. The last time the rate topped 7% was in April 2002. A year ago, the 30-year fixed was 3.14%.

A 30-year fixed-rate mortgage rose to 7.08% this week from 6.94% a week ago, Freddie Mac reported. A year ago, the average mortgage carried a 3.14% rate.

Rents reach record highs as would-be buyers continue turning to the leased home market

HOUSTON — (September 21, 2022) — The leased home market continues to draw strong interest among consumers who may have had to put their homebuying plans on hold with interest rates and pricing up and inventory slowly growing back. According to the Houston Association of Realtors’ August 2022 Rental Market Update, single-family home rentals jumped 19.2 percent year-over-year, with the average rent up 7.3 percent to an all-time high of $2,313. A total of 3,639 leases were signed compared to 3,052 in August 2021.
