People sometimes think a buyer’s agent’s job is just “sending listings” and “opening doors”. Truthfully, we already know buyers are seeing most homes the second they hit Zillow and every other consumer site: that’s how the market works now. When we list homes on the MLS we structure them to appear on these sites almost instantly knowing this.
What buyers really need from a valuable agent is strategy, guidance, communication, market knowledge, negotiation skills, connections, timing, and someone who can help them make smart decisions quickly in a fast moving market.
When I send listings, it’s not because I think you couldn’t find them yourself (although within our network we still have access to off market properties). It’s because I’m actively watching for homes that match your goals and trying to keep an ongoing conversation going so we can recognize the right opportunity to move with calculated urgency when it appears.
If realtors were only valuable because we could “find listings” and “open doors”, we would’ve already been out of business years ago. The value is in the representation, the real world experience and the strategy…not the link and the lockbox code. 🏠🔑
