I love handing over the keys to peoples new home and seeing the joy on their faces, it never gets old! Today, these folks brought their parents to see the place for the first time and they explored the house nonstop for the hour I was there. I think they might be more excited than my clients!

Let's talk inspections! As a buyer, once you are in escrow, this is your opportunity to investigate every aspect of the home. With a home inspection, the house is evaluated top to bottom to check the condition of everything ranging from HVAC, electrical, plumbing, appliances, flooring, etc. If anything is found that warrants a deeper look, we can have a specialist come out. Examples of this are an HVAC system that's not blowing hot or cold enough, we would bring out an HVAC company. The second important inspection is the pest inspection, they are looking for dry rot, termites, or any organisms causing damage to the structure such as mold, fungus, beetles, and more. In a competitive environment, some buyers have chosen to forgo these inspections in an effort to win the bidding war, but sometimes that leads to regrets. Make sure you're getting a thoroughly detailed review of your property 🏡👀

NEW for 2023: 20% Down Payment Assistance

The California Dream Shared Appreciation Mortgage program is a home loan program offered by the California Housing Finance Agency (CalHFA) that was established through Senate Bill 197 in 2019. The goal of the program is to help make homeownership more affordable for low-to-moderate income families in California.

Under the program, CalHFA provides a mortgage loan to qualified borrowers, and in exchange, CalHFA shares in any future appreciation of the home's value. Upon sale or transfer of the home, the homebuyer repays the original down payment loan, plus a share of the appreciation in the value of the home.

For example, let’s say a home is purchased for $350k with a 20% assistance amount of $70k, then a few years later the homeowner decides to sell the home. Let’s say the property is now worth $400k, $50k in equity over the original purchase price. At the close of escrow, the homeowner would repay the original assistance amount of $70k plus a 20% share in the equity ($50k x 20% = $10k to CalHFA), keeping $40,000 in equity for themselves. Not bad considering they didn’t put any of their own money down!

BONUS: a down payment of 20% or more removes the requirement for mortgage insurance, which often adds hundreds of dollars to a buyers mortgage payment.

The program is designed to help borrowers who may not be able to afford the monthly mortgage payments on a traditional home loan, but who have the potential to benefit from rising home values over time. The program is available to first-time homebuyers and those who haven't owned a home in the past three years. Borrowers must also meet income and credit requirements to qualify.

Overall, the program is an innovative approach to making homeownership more accessible for low-to-moderate income families in California, while also providing an opportunity for the state to share in the benefits of rising home values over time.
