Why are you being told to evacuate if you live in a manufactured home? It is true that homes built after 1994 and placed after 1999 should be able to withstand hurricane force winds. Florida standards were updated in these years, and since then the majority of storm damage sustained was from wind-borne debris. Unfortunately, our local municipalities have to assume that these homes don't get regular maintenance and inspections: There are engineered features that may become compromised over time.

1️⃣The open space under your home presents forces not found on slab built homes. The tie downs are critical to the wind resistance of your manufactured home. When was the last time you had the crawlspace inspected? Tie downs and anchors can deteriorate very quickly in our warm, humid environment. I have personally seen multiple tie downs rusted completely through. Insufficient drainage may have affected the soil into which the anchors are driven, possibly weakening the system.

2️⃣Decks and carports are common features with manufactured homes. The manufacturer of the home will have guidelines regarding the installation of these features. An improperly anchored deck or carport can easily become wind-borne and peel your roof or siding: Once the interior is exposed to wind, all the engineering that went into making your home wind resistant go out the door (maybe literally!)

3️⃣The fact is, due to weight considerations, a manufactured home simply cannot be made as strong as site built. That's not to say a poorly constructed / maintained site built home is any better. Modern manufactured homes are built to high standards, but regular maintenance needs to be done to keep the house ready for these storms.

When was the last time you had your septic pumped and inspected? Those of us newer residents in Florida may not know that septic tank systems require periodic maintenance. At a minimum, pump and inspect every 5 years. Keeping records to show this maintenance makes a home sale go easier too.
