If your house is on the market and you’re not getting at least 1-2 showings per week, the problem is one of two things: price or condition.
The first thing to address, if you can financially, is the condition of the home. Make sure the roof, HVAC system, and water hearter are not in need of replacing. Make sure the flooring, paint jobs, cabinetry, etc, are all in good condition. And ALWAYS get professional photography for your listing photos.
The second thing to address is the price. Look at the homes that are on the market which you are doecting rcompeting with. Your home must be lower in price if you want to seriously compete. A good rule of thumb is by the 30 day mark, if you’re not getting 1-2 showings per week, you need to lower your price by $20,000.
I know this is not what some homeowners want to hear, but in a market like this one, this is the reality.
