2026 Design Trends: From the Sidewalk to the Walls

I’ve been busy sniffing out the defining shifts for 2026, but as it turns out, sometimes the "trends" find me first. My new "outdoor carpet" (aka a massive magnolia petal dump) isn't exactly in the new report, but it’s definitely a look. 🌸🤦‍♀️

1. The Earthy Pivot
We are seeing a major shift toward natural, earth-inspired tones this year. I’m currently testing out greens for our own walls—because according to the data, these colors don’t just look good; they actually help sell homes. A well-chosen palette is one of the highest ROI moves you can make.

2. The Better Homes & Gardens Standard
The 2026 Design Trends Report is powered by the insights of Better Homes & Gardens. Let’s be honest: who knows home lifestyle and design trends better than the brand that has been the definitive source for over 100 years? The report breaks down the "6 Defining Trends" including the move toward "The New Starter Home" and why "Layout, Layout, Layout" is the new Location.

3. Finn’s Trend Critique
"The human is excited about ‘sage’ and ‘moss.’ I’m more interested in the magnolia petals. They have a 10/10 texture for a mid-morning nap, even if they aren't 'on trend.' My advice: if you can't sleep on it, don't buy it."

The Alchemy of the Garden
There is a specific kind of stillness found in watching a bee move from bloom to bloom. It is a reminder that the most essential work in the world often happens without fanfare. This is the quiet alchemy of the garden: a partnership between the flower and the wing that sustains the world while we simply watch.

The Beauty of the Focus
In these moments, time seems to slow down. We are invited to move past the "noise" of our own schedules and simply witness the focus of the bee. The vibrant purple of the petals against the steady movement of the wings creates a visual "hush" that allows the mind to settle. It is a reminder that there is a deep, underlying harmony in the world, even in the smallest of details.

Finn’s Reflection:
"The human is talking about 'rhythmic industry' and 'the alchemy of the garden.' I’ve inspected the flight paths from a very safe distance and can confirm that the buzzing is a bit close for my professional comfort. My primary contribution to the sanctuary today is my commitment to remaining absolutely still (mostly so the bees don't notice me). 10/10 for the color palette: 0/10 for the flight patterns. I’ll be over here by the coffee."

The Sunday Ritual:
Sunday is for finding the "still points" in our own lives. Whether you are watching the bees in your own yard or just enjoying a quiet cup of coffee by a window, I hope you find your sanctuary today. What is bringing you peace this morning?

The Single-Level Series: A SW Portland Mid-Century Masterpiece

As we move into the spring market, I am focusing on a category that is consistently in high demand but often hard to find: the high-design, single-level home. For many of my clients—whether they are first-time buyers or ready for their next chapter—living on one level isn't just about accessibility; it is about a better flow of life. This week, Finn and I are exploring three "MCM" gems that prove you don't need stairs to have spectacular architecture.

The Rummer-Reminiscent Retreat | SW Portland
Price: $750,000 | Listed by Joe Findling
Stats: 3 Bed / 2 Bath | 2,153 sq ft
Located in a quiet, established neighborhood near Multnomah Village, this 1966 masterpiece is the epitome of MCM design. With a vaulted, open floor plan and a "grand central entry" featuring clerestory windows, this home lives large and light. The architectural layout features bedroom wings flanking each side, ensuring maximum privacy and flow.

Finn’s Sniff Test:
"The human is talking about 'clerestory windows' and 'bedroom wings.' I’m focused on the mini courtyard and that wall of windows to the rear. It’s essentially a 360-degree squirrel-monitoring system. Plus, being minutes from Marshall Park means my trail-running options are officially world-class. 10/10 for architectural integrity and park access."

The Professional Edge:
This home has been meticulously maintained, with a newer roof, drainage system, and kitchen appliances. It’s a rare find that combines iconic design with "peace of mind" updates. Ideally located for those who want the character of Multnomah Village and the greenery of Marshall Park.

The Single-Level Series: An Atrium Sanctuary in NE Portland

As we move into the spring market, I am focusing on a category that is consistently in high demand but often hard to find: the high-design, single-level home. For many of my clients—whether they are first-time buyers or ready for their next chapter—living on one level isn't just about accessibility; it is about a better flow of life. This week, Finn and I are exploring three "MCM" gems that prove you don't need stairs to have spectacular architecture.

1. The Atrium Retreat | NE Portland
Price: $489,000 | Listed by Krystin Dodge
Stats: 2 Bed / 2 Bath | 1,922 sq ft
Located in NE Portland, this 1979-built home is a masterclass in bringing the outdoors indoors. With soaring ceilings and a sprawling 1,900+ square foot layout, the heart of this home is a stunning atrium-style courtyard featuring a Japanese maple that is visible from multiple rooms.

Finn’s Sniff Test:
"The human is talking about 'soaring ceilings,' but I’m focused on the deck. It is exceptionally large and surrounded by mature trees—the perfect circuit for a mid-morning patrol and an afternoon nap. 10/10 for backyard security potential."

The Professional Edge:
This home offers a separate family room and living room, providing the kind of flexible space that is rare in a two-bedroom footprint. With two sliding doors leading to a private backyard deck, it is the perfect retreat for someone looking for peace without the maintenance of a massive estate.

The One Necessary Thing

Today marks the beginning of Holy Week, a season that invites us into a deeper kind of stillness. To guide our morning, we look to "Cross" by the American artist Ad Reinhardt (1913–1967). This small, nearly monochromatic painting was a personal gift from the artist to his friend, the monk and mystic Thomas Merton.

Merton’s words on the piece are a perfect meditation for this morning:

"It is a most excellent small painting. It thinks that only one thing is necessary and this is true, but this one thing is by no means apparent to one who will not take the trouble to look."

The Art of Looking
Reinhardt’s work is a masterclass in the discipline of patience. At first glance, the canvas may appear uniform. However, if you "take the trouble to look," a subtle, structured cross begins to emerge from the layers of deep pigment. In a week that begins with the movement of palms and ends in the quiet of a garden, this painting reminds us that the most essential truths in our lives are rarely apparent to those in a hurry. (It may help to make your screen brighter in order to see the layers.)

A Quiet Presence:
Finn is often my most reliable partner in the quiet. He doesn't need to speak to remind me that being fully present is the "one necessary thing." Each morning, we both find our sanctuary in the silence of the room and the soft light across the floor.

The Sunday Ritual
Sunday is for finding the "still points" in our own busy weeks. Whether you are observing the traditions of Holy Week or just enjoying a quiet cup of coffee, I hope you find the stillness required to see what is right in front of you. What is your "one necessary thing" this morning?

The Shoreline Series: Relaxed Island Life on the Columbia

One of the greatest privileges of living in our region is the sheer variety of waterways that define our landscape. From the vibrant energy of the Willamette and the majestic scale of the Columbia to the private luxury of Oswego Lake and the vast horizon of the Pacific, a home on the shoreline offers a unique sense of peace. My eyes are always on the water (even when Lake Oswego inventory is playing hard to find!), and this week Finn and I are diving deep into three 'one-of-one' waterfront opportunities.

The Riverhouse Townhouse | Hayden Island
Price: $400,000 | Listed by
Stats: 2 Bed / 2 Bath | 2,046 sq ft

Looking for a low-maintenance island lifestyle? This Hayden Island gem is the definition of "relaxed luxury." From the beamed ceilings and wet bar to the primary suite featuring a private balcony and a steam/sauna shower, this home is designed for peace and entertaining.

Finn’s Waterfront Report:
"The human is talking about 'beamed ceilings' and 'island life.' I’m focused on the private deck and the walking path down to the water. It’s the ultimate circuit for a morning sniff. Plus, the proximity to the community pool means I’m officially on lifeguard duty. 10/10 for low-key island vibes."

The Professional Edge:
With a built-in office and HOA coverage that includes maintenance and amenities, this is the perfect 'Next Chapter' for someone who wants to spend less time on yard work and more time watching the boats go by on Hayden Bay.

The Sellwood Harbor End-Unit | Willamette Riverfront
Price: $725,000 | Listed by Andrew Harris
Stats: 2 Bed / 2.5 Bath | 2,600 sq ft
Live in the heart of Sellwood with front-row seats to the Willamette. This true end-unit townhome-style condo offers stunning views of the river, the marina, and the forested West bank from two expansive private decks totaling nearly 800 square feet of outdoor living space.

Finn’s Waterfront Report:
"The human is talking about ‘resort-style amenities’ and ‘pickleball.’ I’m focused on the 800 square feet of deck space. That is a lot of territory to patrol for river otters. Plus, being blocks from Sellwood Riverfront Park and New Seasons means our ‘Coffee and Canines’ morning circuit just got a major upgrade. 10/10 for kayak-watching and sunset-napping."

The Professional Edge:
Located at the quiet South end of the community for extra privacy, this home features 3 gas fireplaces, vaulted ceilings, and resort-level amenities including a pool and tennis courts. It’s the perfect ‘Next Chapter’ for someone who wants luxury views with low-maintenance ease.

It’s the ultimate high-vantage point for monitoring the tide and ensuring the seagulls maintain a respectful distance. Plus, the Seaside Promenade is basically a 1.5-mile sidewalk made for 'Coffee and Canines' morning strolls. 10/10 for salt-air sniffing potential."

Sunday Sanctuary: The Garden Pinks in Bloom

There is a specific kind of peace found in the peak of a bloom. A reminder that beauty doesn't need to be permanent to be profound.

Finn’s Reflection:
"The human is talking about 'ephemeral beauty' and 'spring transitions.' I’ve inspected the petals on the grass and can confirm they are excellent for soft landings. 10/10 for the aesthetics: 0/10 for the fact that the flowers don't actually smell like bacon. A missed opportunity by nature, honestly."

The Sunday Ritual
Sunday is for quiet reflection and a perfect cup of coffee. Whether you are standing under a blooming tree or just enjoying a quiet moment by a window, I hope you find your sanctuary today. What is bringing you peace this morning?
