Good afternoon and Happy Halloween to you allπŸ‘»πŸŽƒ! Mondays are a fresh start on a new week so what better time to go over some spooky market statistics, this week for Oregon City!

As many of you probably already know the real estate market has been all over the place this year and in some areas its been resilient to these market changes, in others it has taken a hit. Oregon City last month (September) unfortunately had a pretty rough month, Oregon City saw a 5% decrease in the number of homes sold going from 60 (In August) to 57 last month. This can be attributed to many things, most impactful is the overall time that homes are on the market which in OC increased by approx. 3% from August to September. This increased time on market plays into the decrease in homes sold over the course of the month directly. The most important metric to many people is the average sale price of homes and in Oregon City last month the average sale price reduced by approx. 7%. This comes in the wake of a lot of price reductions being done on homes because of the additional time they have been on the market.

This data may not be the most hopeful for those of you looking to sell your homes however if you bought your home over 3 years ago, I can almost guarantee you your home is worth much more than you paid for it! It's Friday and that means it's officially the weekend! I personally don't have any super fun getaways planned for this weekend but last weekend however I went to Crater Lake and was astounded by its beauty and grandeur. It's hard to believe that with how beautiful Oregon is, Crater lake is our only National Park! If you've never been I cannot recommend it enough and its only a 4 hour drive!

Good morning and happy Monday everyone! Since its Monday lets take a look at the Market and today lets focus on last month in Molalla (September)!

The real estate market has been up and down all year but last month Molalla had a very positive month! 26 Homes were sold indicating an approx. 45% increase over the month before (August). However the days on market in Molalla, much like almost everywhere in the state, did increase by approx. 7% from the previous month to a more manageable 30 days. Most telling is the average sale price and in Molalla it increased by approx. 1% from August. This is a relatively small increase but it goes to show that the headlines are not always correct as contrary to what they say, house prices are holding steady, not falling!
