At A Quality Appraisal we do many complex appraisals where highest and best use is an issue. Roy Meyer has me using ChatGPT often. Today I was working very hard on the phone trying to explain highest and best use to a customer who was having trouble understanding why it’s important for an “as is” value. It dawned on me that I needed a good analogy. I asked ChatGPT to come up with an analogy that would help me explain highest and best use to customers. 😀
Here is what ChatGPT said, “Think of a puzzle. Each puzzle piece represents a different potential use for a piece of real estate. The goal is to find the puzzle piece that fits best in terms of maximizing the property's value.
Just as you wouldn't try to force a puzzle piece to fit where it doesn't belong, you shouldn't try to force a particular use for a property if it's not the best fit. Instead, you need to consider all the potential uses and evaluate which one will generate the highest and best value for the property.
So, just as you need to find the right puzzle piece to complete the puzzle, you need to find the highest and best use for a property to maximize its value. And just as the puzzle becomes clearer as more pieces are added, the value of a property may become clearer as more potential uses are evaluated.”
