If you're moving to Eastvale, here's something that catches almost every new family off guard.

Most elementary schools here run on a multi-track, year-round calendar instead of the traditional August to June schedule. Only two schools do it differently: Clara Barton Elementary and Louis VanderMolen Elementary run traditional calendars. Everything else, including Rosa Parks and Ronald Reagan, runs multi-track, and the overcrowding is real enough that Reagan actually has a sign posted out front saying it can't take any more students.

I put together a full breakdown of every Eastvale elementary school, enrollment numbers included, plus answers to the "why can't my kid go to the school closest to us" question I hear all the time from buyers.

That was quite the summer of experiences.

Right after my in-laws headed back to Canada, we hopped on a plane to Cancun for a week of all-inclusive family time. Everyone was excited, and it turned out to be a nice getaway we got to share as a family.

The family photo session by the water is one of my favorites, even though it took some patience (and a lot of sweat) to get a few good shots in that heat. Watching the kids play at Vibe City, and laser tag turned out to be way more fun than any of us expected. We snorkeled, kayaked, played more billiards than I can count, and the adults unwound with a cocktail or four by the pool.

Glad we made the memories. Already thinking about where the next trip will take us… hopefully Europe.

My buyers took a whole year off from house hunting. Three weeks ago they jumped back in and toured Ontario, Corona, Riverside, Fontana, Rialto, and by home number 19, they finally found the one.

Of course it's priced more than they wanted to spend. Isn't that always how it goes?

So instead of freaking out, we got to work. Comps, days on market, what sellers on similar deals actually gave up in concessions. Turns out most sellers right now would rather cover your closing costs or buy down your rate than budge on price.

Buyers have way more leverage right now than they think. I promise you that.

Took my girl to tour a new build in Ontario Ranch and walked into a bedroom downstairs that had POSSIBILITY written all over it. Oversized room, private entrance, washer and dryer, space for a mini kitchenette and a couch. That is a built-in rental unit, and that rental income could be exactly what makes your monthly payment feel doable. Ontario Ranch is still growing: a new baseball stadium, a Great Park on the way, development happening everywhere you look. Getting in now before this area fully arrives is the move.

The Inland Empire is about to get its most exciting new community and it’s literally in my backyard.

The Farm at Vernola Ranch by Lennar is coming to Jurupa Valley with hundreds of homes, from condos to single-family with resort-style living. This is the kind of community people are going to move here specifically for.

8️⃣ years in this house and I am not mad about it. When we grabbed that sold sign and smiled for the camera, I could not have imagined how much life would happen inside these walls. Celebrations, backyard upgrades, kids who have somehow gotten enormous, and a school so close we could roll out of bed and make it on time.

There are still projects calling our names: a powder bath that needs a personality, a kitchen that has big dreams, and a loft that will only be tidy if Sebastian ever stopped building Legos. He won’t, so that idea is out the window🤣

Our family has grown here, and I love it! Cheers to us🍾

Eleven years ago, my favorite girly pop was born. She is smart, creative, and so deeply kind, and I am in awe of her every single day. Thankful to God for giving us the best daughter.
