🚨 February 2024 - Ada County Real Estate Market Update 🚨

Jeff Jones from 208 Premier Real Estate reviews the market and other real estate related news 🗞️

The median price went down $5,000 from January to February which was only 1% from $495,000 down to $490,000 so that could almost be a rounding error and uneventful. The interest rate also stayed relatively flat from 6.66% on the January update slightly up to 6.88% this month.

Since last months update a copy cat realtor lawsuits has been filed in Utah and there are Facebook ads in Boise from lawyers that appear to be building a class action lawsuit against Silver Creek Realty Group who has 1,800 agents and is the largest realty group in Idaho. There are now two dozen copycat lawsuits nationwide.

In the presentation, I shared a slide showing out of 8,016 realtor that are members of the MLS 1,359 sold only ONE house and 905 sold only TWO houses in 2023 The number of realtors who sold ZERO homes was not on the list so I looked it up and 2,145 or 26% sold ZERO houses in 2023.

"Jeff was great to work with - honest, smart & level-headed. He is on top of market changes & helped price our property fairly. He had our place sold within a week of listing, for full asking price (which is a testament to his knowledge of the market). He recommended specific upgrades prior to selling & we took his advice. He seemed to always be working & was really proactive, which is exactly you want in an agent - someone who's on their game.

Some realtors are great buyer's agents, but terrible at sales; Jeff excels at both. Also, many realtors don't care how they price your property, they just want a quick sale to meet their personal income goals & will encourage you to list lower than market value. Others simply lack experience & basic knowledge of economic trends, so they'll totally mess up your valuation without even realizing what they've done. We experienced both instances when shopping for an agent, but we saw Jeff's sales were on par with entire agencies in the valley for the past year.

ADVICE - take a look at the sales record of the realtor you're considering - this is the best piece of advice we received (it was from Jeff). Don't just look at a realtor's transactions, but focus on their actual, personal sales record before deciding to list with them. Jeff's sales record speaks for itself & I highly recommend him as an agent. Working with him was seamless, start to finish."
