One of the hardest conversations I have with sellers is about the money they’ve already put into their home.
I completely understand why someone would expect a big renovation to increase the value of their house. When you’ve spent thousands of dollars and lived with those upgrades for years, it’s only natural to think buyers will see that value too.
But the return isn’t always as straightforward as people expect.
A beautiful backyard or a high-end renovation can absolutely help your home stand out, but they don’t always increase your sale price by what you spent. Buyers look at the home as a whole, and what they’re willing to pay depends on the current market just as much as the upgrades you’ve made.
That’s why I always tell my clients to talk to a realtor before taking on a big project if selling is even remotely on the horizon. A quick conversation can help you decide which updates are actually worth the investment and which ones you can skip.

I get that Zillow is easy and it’s usually the first place people start looking.
But some of the best opportunities never make it there.
When you work with a local agent, you’re getting someone who knows the neighborhoods inside and out and often hears about homes before they’re listed publicly.
A lot of what helps buyers happens behind the scenes. We’re talking with other agents, keeping an ear out for upcoming listings, following up on homes that could be coming soon, and staying connected so we know what’s happening before it shows up online.
Just as important, I take the time to get to know you. I want to understand how you live, what matters most to you, and what you actually want your day-to-day life to look like. That way, I’m not just sending you every listing that pops up. I’m helping you find the home that feels like the right fit.
That’s the kind of advantage you don’t get from scrolling through an app.

Most buyers walk into their final walkthrough thinking it’s just one last look before they get the keys.
I treat it a little differently.
This is your last chance to make sure the home is in the condition you agreed to buy. Once you close, it gets a whole lot harder to fix problems that should’ve been caught before the paperwork was signed.
That’s why I tell my buyers to do things that probably make them look a little ridiculous.
During the final walkthrough, I want my buyers to:
🚰 Turn on every faucet and check for leaks 🚽 Flush every toilet 🪟 Open and close the windows 🚗 Test the garage door 💡 Flip every light switch 🌡️ Run the heat and A/C 🍳 Make sure the appliances actually work 📋 Double-check that everything included in the contract is still there
It might feel a little over the top, but I’d rather spend an extra 20 minutes testing everything than have you find out something’s broken after move-in.

If I wanted to sell my home in the next 30 days, I’d spend my time getting the details right before putting that “For Sale” sign in the yard.
A clean, well-prepared home helps buyers feel excited the second they walk through the door.
