What an interesting year in the real estate business. The fierce buyer competition seen in the early months of this year have been a tough act to follow. Spring bidding wars caused the average sale price and price per square foot to peak in June at $319K and $178 in Southeast Michigan. Year to date closed sales, average sale price, and price per square foot are all up 7%, 14% and 15% respectively. Demand has been high and supply low. As demand normalizes from the pandemic levels (average days on market have declined from 17 in June to 29 in October), expect prices to settle and stabilize. All of that being said, prices will continue to rise in 2022, but at a SLOWER rate. Let's hear it for the buyers!

Buying real estate is such a great investment--especially if you buy at the right time. With inflation on the rise, interest rates will follow. Keep this in mind if you are "waiting" to buy a house as this increase in interest rates may substantially affect your monthly mortgage payment over the term of your loan. All of a sudden, a monthly payment that you thought would be around $1600 (2.75%) currently, could substantially rise to +$1900-$2000 (4.0%) by waiting 6 months to purchase. Over the span of a long-term mortgage, this is a HUGE amount of additional money that you will be spending. Sometimes, having less of a down payment is ok if you can lock in at a lower interest rate.
