Real Estate Suvivorship

Survivorship bias is the error of drawing conclusions from only the "survivors" of a process while ignoring the ones that didn't make it — which skews the picture.
New real estate agents drop out at notoriously high rates — often cited between 75-90% within the first few years. Judge the profession only by agents with 10+ year careers, and you're sampling the survivors, not the typical experience.
Industry wisdom tends to be authored by survivors; the absence of failures from that record is itself a form of bias. ⚜️

Labor Day
This is my dad’s old lunch bucket my Mom filled. He was a plumber, and though he died when I was 10 in 1961, I can still hear him heading out the back door every morning: “All right, let’s go to work.”

A key attribute for long-term survival in real estate is becoming a master problem solver — a fixer. I can’t count how many transactions were declared dead on arrival by another agent, title company, or mortgage company, only for me and others to pull them back from the brink of the dead-deal file cliff. Fact: Real estate agents don’t get paid until after closing. But the real accomplishment wasn’t the paycheck; it was changing the course of buyers’ and sellers’ lives, redirecting them toward where they were meant to go.

25 to 30 years ago, for no real reason, I started waking up at 4 a.m. and reading. It became a habit—Somehow I've read about 100 books a year since. Books are rabbit holes, and I’ve gone down hundreds of them. Some have genuinely shaped how I see the world, and I’m still following where they lead. So instead of posting silly things, I thought I would share with you, from time to time only the path shaping books I am reading now

I’ve handled the sale of several homes with difficult histories, including suicides and a murder-suicide. For context, Michigan law doesn’t require agents or the seller disclose a death on a property unless it affected the home’s physical condition.

The summer after my father died, my Mother piled all four of us kids into a Greyhound bus to Cape Breton Island, Nova Scotia, where she grew up. We stayed on a farm and played on that beach almost every day. Not yet old enough to know we were standing somewhere extraordinary, a place on the bucket list of many people.
