One Clarkston area neighborhood I think is seriously underrated sits right between Little Walters Lake and Cranberry Lake near Amy Drive. It’s one of those areas where you immediately notice the pride of homeownership throughout the neighborhood. The homes are well maintained, the streets feel welcoming, and there’s a strong sense of community that people are often searching for when they move to Clarkston.

One thing I really love about the area is how the community bike trail runs right through the neighborhood, which naturally encourages outdoor activity, walks, biking, and that classic neighborhood interaction people miss in a lot of places today. It truly captures the atmosphere many buyers hope to find when they think about living in Clarkston.

It’s absolutely one of those neighborhoods I encourage clients to explore because sometimes the best opportunities are the areas people overlook the most.

One of the biggest things people overlook in real estate is how different markets can be literally neighborhood to neighborhood. Even within the same city, pricing, buyer demand, taxes, school districts, inventory, and home values can shift dramatically depending on the area. That’s why local knowledge matters so much.
While I’ve helped clients throughout Oakland County, Macomb County, and even across Michigan, Clarkston and Independence Township are truly my area of focus. I know these micro markets intimately, from the neighborhoods and parks to the local trends, hidden gems, and nuances that can impact both buyers and sellers in a major way.
At the end of the day, my goal is simple: serve my clients honestly, communicate clearly, and always act in their best interest throughout the process. Real estate should feel guided, not pressured.

One of the coolest things about living near Clarkston is having Pine K**b basically in our backyard. And honestly, almost everybody around here seems to have at least one unforgettable memory tied to that place. Whether it was your first concert, a wild summer night with friends, a date night, tailgating in the parking lot, getting caught in the rain halfway through a show, or finally seeing your favorite band live, Pine K**b has created a lot of memories for people over the years.

I feel like every local has a story. Some people talk about concerts from decades ago like they happened yesterday, and others are still making new memories there every summer. There’s just something about warm Michigan nights, live music, and that atmosphere that sticks with people.

So now I want to hear yours. What’s your favorite memory at Pine K**b Music Theatre? Best concert?
Craziest experience? Favorite artist you saw there?

Drop it in the comments because I have a feeling this one’s going to bring back a lot of nostalgia for people around Clarkston.

After selling real estate in Clarkston for a while, you start to recognize the signs before you even walk through the front door. Some homes just have “multiple offer” energy written all over them from the second they hit the market. And honestly? Pricing is usually the first clue. If a home in Clarkston MI is listed aggressively under market value, especially under certain price-per-square-foot ranges, buyers are going to notice immediately and move fast.
The second major sign is lakefront property. If a move-in ready home hits the market on lakes like Deer Lake, Walters Lake, Heather Lake, Whipple Lake, or anywhere nearby, buyers are already paying attention before the first showing even happens. But here’s the interesting part, homes that need some updating can sometimes become even bigger battles. Buyers love the idea of putting their own touch on a lakefront property with good bones and strong long-term value in Oakland County.
The reality is, winning in a competitive market takes strategy, timing, and knowing how to position yourself correctly when multiple offers start flying around. If you’re thinking about buying a home in Clarkston or trying to compete in today’s Metro Detroit real estate market, let’s talk before the next dream home hits the market.

If you’re thinking about buying a lakefront home in Clarkston MI, there are a few things you absolutely need to understand before making a move.

First, every lake has its own rules. Some are all-sports lakes where you can run boats and jet skis, while others are no-wake or even no-motor lakes. Knowing what’s allowed on lakes like Deer Lake, Heather Lake, or Parke Lake can completely change your experience and how you use the property.

Second, you need to understand property taxes. Many lake homes in Oakland County MI have been owned for a long time, which can mean lower current taxes. But when the property sells, those taxes can uncap and increase significantly. Knowing what that looks like ahead of time is key to avoiding surprises.

Third, always confirm your property lines. Does your ownership extend into the water, or does it stop before the shoreline? That detail matters more than most buyers realize when it comes to true lakefront property value.
If you’re searching for lakefront homes in Clarkston or exploring waterfront real estate in Metro Detroit, having the right guidance makes all the difference. Reach out and let’s make sure you’re buying the right property the right way.

There are a few things about Clarkston you won’t find on Zillow, and honestly, they’re some of the best parts. First, that “Up North” feel is real. Between hidden local spots like the Goat Path and places like Independence Oaks, you’ve got trails, nature, and views that make you feel like you’ve left the city without actually going far. It’s one of the biggest reasons people fall in love with this area.
Second, the traffic feels different here. Yes, it exists, but because of larger lots, more green space, and less density, it doesn’t have that constant congestion you’ll find in other parts of Oakland County. It’s a quieter, more relaxed pace of life. And third, Pine K**b. On the right summer night, you can literally hear concerts in the distance. It’s one of those unique things that makes living here feel a little special.
If you want to experience Clarkston beyond what you see online, let’s connect. I’ll show you what makes this place truly stand out.

If you’re thinking about upgrading your home in Clarkston, let me save you some time and money by focusing on what actually matters. First, outbuildings are huge here. Whether it’s a pole barn or extra storage for lakefront toys, buyers love that added space. Second, an updated kitchen always delivers. It doesn’t matter if you’re in Clarkston or anywhere else, kitchens sell homes. Third, a finished basement with entertaining space is a big win long term, especially in a community that loves to host friends and family.
Now here’s one that doesn’t bring the return people expect… a hot tub. Don’t get me wrong, if you want one for yourself, go for it. But if you’re thinking strictly from an investment standpoint, it’s not something that typically adds value when it comes time to sell. There are better places to put your money if you’re looking to maximize your return.
If you’re planning upgrades or thinking about selling, let’s talk. I’ll help you focus on what actually moves the needle and gets you where you want to be.
