β€οΈπŸ€πŸ’™ Don't get me started on how hard it is at times to get a VA offer accepted. But dare I say this one really worked out so well for my awesome clients!

We found a winner after just one day of house hunting and the first offer we even wrote was accepted!!

Jason Nolan knocked it out of the park on the loan and we could have closed early but sellers needed time to move. Not only did the appraisal come in at value but no repairs were required!!πŸ‘πŸ‘

Some transactions are easy.... and some test every ounce of your sanity....... you try to be a source of strength, comfort and stability to your clients while internally losing your mind! That was this one!! Through no fault of my amazingly wonderful sellers- this one gave us one roadblock after another!

πŸ›‘ insanely difficult and miserable HOA management company
πŸ›‘ stupid new condo lending rules with condos coming into effect in the middle of this transaction
πŸ›‘ said new condo lending requirements seemingly to baffle both the HOA management company and their 3rd party documents company (yeah I am talking to you Encompass Management Homewise Docs🀬)

We stayed the course though! Every delay, excuse and setback was tackled and overcome. And finally we made it to closing!

And today..... we close on their ahhhmazing new home in Davison!

Not all transactions are easy~ but those are the clients that need an experienced Realtor the most!

❀️This one has all the feels! 🫢🏼

I met my Seller clients last October when they had me out to their home to discuss potentially looking for a new house. I knew they were my kind of people when they offered a nice red 🍷, had two dogs that were part of the family and awesome Halloween decor out as they were prepping to host a big party!

We begin our search for a new home in earnest in the spring without much success. They had an absolutely beautiful home so the next one really needed to check every box!

In the spring, I also met the buyers who were considering changing realtors because they were getting frustrated with their housing search. We immediately hit it off as well and we looked at several homes, but none felt quite right.

Around this time, I really started realizing that my sellers' house really might be the perfect house for the buyers. We decided to have a showing just to see if it would even be a perfect fit ~ and it was!!! Right around that same time my sellers found a house in Bridge Valley that was intriguing.

We crafted a win-win scenario on this property without going to the market. Fast forward to a great closing yesterday!

The buyers will love this home so much - both the house and the subdivision were exactly what they were looking for.

This is why I love what I do. Clients truly become friends and I get very invested in creating the best scenarios for these exciting new chapters.

Congrats to my buyers and welcome to St. Clair Shores! This gorgeous home on an amazing half acre lot came with some steep competition, but we crafted an offer that made us stand out!

My clients are coming from out of state and really wanted an area that had nice parks, a diverse and bustling entertainment/dining area and we nailed it with St. Clair Shores!

August did slip right past me! In a whirlwind of showings, sellers consultations, late nights, early mornings, long weekends .... I realized last night that I have 20 pending transactions!

Highlights include 12 sellers, 8 buyers, an off-market stunner that I represent the buyer and seller, 7 of these have at least one contingent purchaser on one side or the other (and one particularly delightful one has contingency purchasers on all of the sides🫠).

From Novi to St. Clair Shores to Bloomfield Hills to Grand Blanc to Flushing and of course several in Clarkston plus all areas in between!

❀️Am I tired and stressed? You bet!
❀️ is it all worth it to be a part of so many new journeys? Without a doubt!
❀️ Am I blessed beyond measure with a career I adore? YES!!

After most of these close (fingers crossed 🀞) by the start of Labor Day weekend, I'll be taking a much needed breather for a few days and then back at it!!

I have some great new listings coming up in Howell, Sterling Heights, Wolverine Lake Village and more!! And some great buyers looking for their new homes too 😊
