⬇️ New contracts struggle this fall. There were 4,826 new contracts in the Bright MLS service area for the week ending September 20, which is an 8.7% decrease from the same week in 2025. All sub-regions experienced a year over-year decrease this week.
⬇️ Showings are falling. Buyers are still choosing to stay on the sidelines with 60,666 showings for the week, a 7.9% decrease from this time in 2025. Maryland Eastern Shore is the only sub-region to see an increase for the week compared to last year.
✅ Sellers are more active. There were 6,598 new listings in the Mid-Atlantic, which is a 6.9% increase from the same week last year. Central Pennsylvania and Del/Mar Coastal are the only sub-regions to see a decrease in new listings this week.

While sellers are actively listing properties, prospective buyers are taking a significantly more deliberate approach to contract signing and property tours. Here are the highlights for the week ending September 13, 2026:

⬆️ New listings are strong. Even with Labor Day into last week’s equation, new listings exceeded the same week last year in the Bright MLS service area for the week ending September 13, this week by 1.5% at 6,658 new listings. The Washington Metro Area is the key player in keeping new listings elevated this week overall.
↙️ Time to contract slows. The median time to contract was 34 days for the week, which is 7 days slower than the same week in 2025. The mismatch in Labor Day weeks inflated this difference some, but overall, buyers have been signing contracts at a much slower pace through this summer as compared to last.
↙️ Showings remain under last year. There were 63,058 showings in the Mid-Atlantic for the week, which is 5.1% less than the same week last year. Weekly showings have been lower than last year for ten of the last eleven weeks. Del/Mar Coastal and Southern Maryland are the only sub-regions to see an increase for the week.

⬇️ Showings are still sluggish. There were 61,218 showings for the week in the Mid-Atlantic, which is a 6.7% decrease in showings from the same week last year. This is the seventh week in a row that overall showings are behind last year. Southern Maryland is the only sub-region to see more showings for the week.
⬇️ New contracts remain slow. There were 4,802 new contracts for the week. This is a 5.3% decrease from the same week in 2025 and the third week in a row that contracts have fallen behind last year. Potential buyers remain hampered and on the sidelines with mortgage rates being elevated and list prices above last year.
