Join our growing team at Gardner Title & Escrow, an attorney-owned title company that’s all about relationships, teamwork, and smooth closings.
We’re looking for an experienced Title Processor/Closer who can manage transactions from contract to closing with care, precision, and great communication.
What You’ll Do:
✅ Open and process new title orders
✅ Communicate with agents, clients, and lenders
✅ Order payoffs, surveys, tax certificates, and other required documents.
✅ Schedule closings and maintain transaction timelines.
✅Enter and update information in the title software system.
✅Answer phones, respond to emails, and provide excellent customer service.
Perform other administrative duties as assigned
✅ Conduct or assist with closings

TENNESSEE LEGISLATIVE UPDATE: HB 569 - THE "RIGHT TO CHOOSE" ACT EXECUTIVE SUMMARY

Effective immediately, Tennessee HB 569 reinforces and clarifies the buyer's exclusive right to select their own settlement agent (title company or attorney) for real estate transactions. This legislation is a significant shift aimed at increasing consumer protection and market competition by prohibiting "seller steering."
KEY COMPLIANCE REQUIREMENTS
1. Buyer's Exclusive Right: The buyer now has the absolute right to choose the settlement agent. This choice cannot be mandated or restricted by the seller or the seller's agent.
2. Prohibition of Seller Steering: Sellers and their representatives are strictly prohibited from requiring a buyer to use a specific settlement agent as a condition of the sale.
3. Disclosure Requirements: Agents must ensure that all parties are aware of this right. Any attempts to influence this choice through incentives or penalties must be avoided to stay compliant.

• Review all active Tennessee contracts to ensure no settlement agent requirements were improperly mandated.
• Update your consultation scripts to include a brief mention of the buyer's right to choose their settlement agent.

FAILURE TO COMPLY
