You’ve most likely already seen parts of the story for this transaction, but allow me to pull back the curtain a little more. I met Eric at an inspection for another client of mine. We had some time to kill, so he showed me a property he had been considering. I asked him if he was represented, and he said he planned on using the listing agent. I said, “I’m sure as an inspector, you know plenty of agents, so don’t hear me trying to sell you, but please find and use an agent to represent you. The seller has already decided to pay a buyer’s agent, so take advantage of that and have someone in your corner with your best interest at heart and who can knowledgeably negotiate on your behalf.” He was so grateful for that info and took it home to his wife, Molly. He reached back out to clarify the above info, and while he did, I wanted to shoot my shot. I told him that I didn’t have any experience with land sales (yet!), but that I’d love to help you and have the opportunity to learn. He and Molly thought and prayed about it and gave me a chance, and I’m so thankful they did. I couldn’t have asked for kinder folks to learn alongside. All that to say, I don’t pretend to know everything, but I’m thankful to have great brokers, mentors and friends in the field from whom I can draw experience and knowledge. There is no such thing as a “dumb question” with me, and I always take every opportunity I can to grow, learn, and be a better agent for my clients. Thanks, Huliens!
