This one caught my attention because we actually did this ourselves. 😊

When we were looking for our home, we ended up buying a model home. At the time, I was drawn to it because so much was already done — the finishes, upgrades, landscaping, all those little details that can add up very quickly when you’re building.

It also taught me something I still think is important: don’t automatically assume a new home will cost more than an existing home.

Builders sometimes have homes they want to sell, incentives available, or opportunities that aren’t obvious if you’re only looking at the asking price.

Now that I’m in real estate, I find myself looking at new construction a little differently because I’ve been on the buyer side of it too.

If you’re thinking about moving, it’s worth looking at both resale and new construction before deciding what makes the most sense.

And yes… I still love walking through model homes. 😄

Most people think a newly built home costs more than an existing one. But right now, that’s actually backwards.

Lately, I’ve been thinking deeply about what it really means to move from Maryland to the Delaware coast—or to purchase a second home there.

The decision involves much more than finding a beautiful house. Should you sell first? Keep your Maryland home? Choose a beach community or a 55+ community? And how much time and maintenance does a second home actually require?

Because I own a home near Bethany Beach and work in Maryland real estate, these are questions I understand personally.
