It took about 17 years of being married to Haley for her to try sushi. She agreed to try it once she discovered rice paper and soy paper and didn't have to eat the seaweed paper. Since she tried it about 4 years ago, she has fallen in love with sushi and when we go out for date night we choose sushi more often than not. Our two favorite spots in Clarksville are Fujiyama as the clear #1 followed by Yellowtail when we are feeling fancy and willing to spend a few extra dollars. Lately we have enjoyed getting a couple of choices from the Kroger sushi counter and going to a local park. Now the kids love sushi as well and request that as their birthday lunch or if I am in charge of dinner.

What are your favorite local sushi places? We have only tried 5-6 spots and would love some recommendations!!

Buying your first home comes with a learning curve, and most of it isn't taught anywhere — you just have to hear it from someone who's been through the process.
Here are 5 things I make sure every first-time buyer understands before we start looking at homes:
1️⃣ Get pre-approved before you tour a single home
2️⃣ Your required down payment is probably smaller than you think
3️⃣ Closing costs are separate from your down payment
4️⃣ Get the inspection, even in a competitive market
5️⃣ The listing price is a starting point, not the final number

Ran into another VA buyer last week who didn't know they qualified for a funding fee exemption (typically a savings of 2.15% of the loan amount). That's not a small thing — it's real money left on the table.
After working with many veterans and PCSing families in the Clarksville/Fort Campbell market (and 8 years as a combat medic myself), I still see this all the time. Veterans who have earned this benefit don't get the full picture of what it actually covers.
A few things I made sure to include here:
→ $0 down, no PMI — most people know the down payment part, but not the PMI part
→ Funding fee exemption if you have a service-connected disability rating
→ Your entitlement isn't a one-time use — it restores after payoff or sale
→ Sellers can cover more of your closing costs than a conventional loan allows
→ You can buy up to a 4-unit property and still put $0 down, as long as you live in one unit and don't already have a single family property

CLARKSVILLE MARKET UPDATE!!

1. Look at the ratio of the numbers highlighted in green. I know there are possibly other reasons for the difference other than seller willing to take less, or buyers negotiating ruthlessly, but the ratio is still very telling. More sellers are getting to a place where they NEED to sell rather than are willing to sell. This allows for more concessions, sellers paying closing costs, upgrades, rate buy downs, etc.

2. Why do most agents only talk about "days on market"? That is not the number to pay attention to. LIST TO CLOSE is the number that matters. How many days is it taking on average for a property to CLOSE after it hits the market actively for sale? If you are being told that average days on market (DOM) is 38, that is very misleading. The money doesn't hit your account until the property is closed. The deal is not done until it is CLOSED. 38 days on market is a far cry from 97 days list to close.

Pay attention to the numbers that actually matter!! Also, these numbers are not localized. They are generalized to Clarksville.

I've had a lot of rewarding moments in real estate. Closed deals, good investments, problems solved at the last minute.
None of them touch watching one of my kids understand — really understand — what it means to build something.
We've flipped houses together, attended workshops, hosted events. They've seen the early mornings and the deals that don't work out. They've also seen what happens when you push through anyway.

Five kids. One incredible wife who does most of the heavy lifting.

Every year that passes Father's Day means more and more to me as I take time to stop and think about what the job really is — not just providing, but also protecting, presiding, and being present for my family. Showing my children what work looks like, what faith looks like, what it means to build something and keep going when it gets hard.

I'm far from a perfect father, but I am thankful to be a father.

Happy Father's Day to every dad doing the same, doing his best every day, messing up and trying again the next day.

And especially to my incredible father, Ralph Castillo and father-in-law, Ardean Paxman!! Thank you for being wonderful examples to me and to my children.
