🌸There are a lot of moving parts in a transaction and our team is here to help! This week we got news that the appraisal came in, at value, with no repairs. Let’s break that down…

🏡 An appraisal is a professional third party opinion on the value of the house. This is based on recent sales nearby.

🏡 The value of the house needs to be AT the value of the written contract or more. Example. A house went under contract for $450,000 the value needs to be at the amount or over. It cannot be at a lesser value. The bank will not want you to overpay on a house.

🏡 There are inspection repairs and appraisal repairs. The biggest difference is that appraisal repairs are REQUIRED to sell the home. I’ve seen a vast variety of repairs requested, but the most common are missing window screens, chipped paint, damaged flooring, and even low gravel on a driveway 🙄😅

Getting an appraisal at value with no repairs is GREAT news 🔥🔥
