I am working on revising some FAQ's for my website and this one stood out to me as one that I get a LOT:

Q: What types of loans are assumable?
A: VA, FHA and USDA loans are generally assumable with the servicer's approval. Conventional loans are not, because the due-on-sale clause lets the lender call the balance the moment the property changes hands. In 2025, 62% of homes that closed in Montgomery County were assumable. (According to Realtracs data)
