**77% sounds WILD, so let's put that number into perspective.**

According to the 2026 Economic Outlook presented to the Clarksville Home Builders Association, Clarksville home prices have increased **77% since COVID**, compared with **73% across Tennessee** and **59% nationally**.

That means Clarksville's appreciation was **4 percentage points higher than Tennessee** and **18 points higher than the U.S.**

That does NOT mean every Clarksville home is automatically worth 77% more today.

Your neighborhood, condition, upgrades, lot, square footage and recent comparable sales still matter.

What this does show is that the **Clarksville TN housing market has experienced significantly stronger appreciation than the national market** over this period.

For homeowners, that may mean you've built more equity than you realize.

For buyers, it also explains why waiting for prices to simply return to 2019 or 2020 levels may not be a realistic strategy.

If you're buying, selling or PCSing around **Clarksville, Fort Campbell or Oak Grove**, local data matters more than a national headline.

The national housing market and the Clarksville housing market are not always telling the same story.

That was one of my biggest takeaways from the latest economic outlook presented to the Clarksville Home Builders Association.

Clarksville and Montgomery County have continued to grow faster than the national average, and Clarksville home values have seen stronger appreciation since COVID than the U.S. overall.

At the same time, we are dealing with many of the same challenges as the rest of the country, including higher mortgage rates, affordability concerns and slowing new construction.

This is exactly why I don't love blanket statements like "the housing market is crashing" or "it's a buyer's market everywhere."

Real estate is LOCAL.

If you're buying, selling or PCSing to the Fort Campbell area, the national headlines are worth watching, but what is happening here in Clarksville TN and the surrounding communities matters much more to your decision.

Under contract. 🤍

Sometimes the goal isn't just finding the right home. It's making sure the little things add up.

My client needed to move quickly, so we built a strategy that kept as much money in her pocket as possible. We negotiated a quick close, had the seller cover her closing costs, and even secured coverage of the buyer's agent fee. That meant she was able to move forward with as little out of pocket as possible.

Every transaction is different, but having the right strategy and strong negotiations can make all the difference.

Now we're officially under contract and one step closer to the closing table.
