Pretty homes online can distract buyers from the things that actually matter.

A home can have beautiful updates and still need expensive repairs shortly after closing if the major systems are older.

Things buyers should always pay attention to:
🏠 roof age
❄️ HVAC system
💧 water heater
⚡ plumbing & electrical updates
🪟 windows

Cosmetic updates are easy to notice.
The expensive stuff usually isn’t.

A beautiful kitchen and staged photos can grab your attention fast… but the lot, location, traffic, and neighborhood fit are the things buyers usually feel long-term. The house can change later. The location usually can’t.
