There’s nothing to do in Maryland is something I will never understand.

There are so many incredible things to do in Maryland and across Howard County and the greater Baltimore–Washington Metro Area. From in Downtown Columbia to in Ellicott City, from Patapsco Valley State Park near Historic Ellicott City to in Clarksville… the Central Maryland area has more going on than most people realize.

Some of the best local restaurants in Maryland are right here too. My personal favorites are and . And if you have not been to Lake Kittamaqundi yet, that needs to change immediately.

This buyer was relocating from New York to Maryland, selling her home in New York and using the proceeds toward her purchase in Maryland.

After retiring, she chose to move closer to her children while carefully aligning the sale of her home with her next purchase.

It began with a strategy call to discuss timing, financing, and priorities before touring homes. We viewed 12 properties across several Maryland communities before finding the right fit.

Because she remained in New York, I previewed homes and guided her through live virtual walkthroughs. She ultimately purchased sight unseen with confidence, knowing every option I presented matched her vision and needs.

The challenge was coordinating the sale and purchase so funds were available at closing while managing inspection, negotiations, and timelines across state lines, where real estate laws and processes differ.

The truth is, you can influence how buyers perceive value.

The work you do or don’t do to your home when selling can and often does impact what buyers are willing to pay.

But it can be a slippery slope. I’ve seen sellers invest in unnecessary upgrades that offered no return, and I’ve also seen sellers miss their desired price because they weren’t willing to make the improvements needed to achieve it.
