One of the most meaningful parts of my work in real estate is creating opportunities to give back through every closing.

As part of my client closing initiative, each client has the opportunity to select a nonprofit organization to receive a donation made in their honor. This closing, we were honored to support the Millan Foundation and the inspiring work they are doing both locally and globally through service, outreach, and community impact.

A recent report from Realtor.com found something that many of us in real estate see play out all the time: the earlier someone becomes a homeowner, the greater the long-term financial impact.

According to the study, households who buy their first home by age 30 have about 22.5% higher net worth by age 50compared to those who wait until their 40s. On average, that difference adds up to roughly $119,000 in additional wealth.

Why? Time.

Homeownership allows people to build equity through appreciation and by paying down their mortgage. The longer someone owns a home, the more opportunity they have for that wealth to grow.

What’s interesting is how much the timeline for first-time buyers has shifted.
Data from the National Association of Realtors shows that in 1990 the median age of a first-time homebuyer was 30. By 2025, that number had increased to 40.

A big reason for the shift is affordability.

In 1990:
• Median home price: $96,800
• Median household income: $31,000
• Price-to-income ratio: 3.1
• Typical down payment: $8,200 (8.5%)
• Time to save: about 3.2 years

In 2025:
• Median home price: $418,000
• Median household income: $85,000
• Price-to-income ratio: 4.9
• Typical down payment: $41,800 (10%)

In other words, the time it takes to save for a down payment has nearly tripled over the past few decades.

Because of that, many people are entering the housing market later in life — and missing years where they could be building equity.

The study also showed how timing impacts long-term wealth:
• Buying between 28–32 → about 22.5% higher net worth by age 50 (~$119K more)
• Buying between 33–37 → about 11.2% higher net worth (~$59K more)
• Buying between 38–42 → about 1.5% higher net worth (~$8K more)
• Buying in the mid-40s or later → no measurable wealth advantage

The takeaway isn’t that everyone needs to rush into buying — but it does highlight how powerful time in the market can be when it comes to building wealth through real estate.
