🏡 What actually stays when a home sells?
A good rule of thumb is that items permanently attached to the property are often treated as fixtures, while movable belongings are generally considered personal property—but the written contract is what ultimately controls.
A few examples that commonly surprise people:
🔹 Curtain rods may stay, while the curtains may go.
🔹 A mounted TV may go, while the wall bracket may stay.
🔹 Built-in appliances may stay, while freestanding appliances may not.
🔹 Attached shelving, light fixtures and certain smart-home devices can create confusion if they aren’t addressed clearly.
Sellers: if you’re emotionally attached to that special chandelier, replace it before listing or clearly exclude it in writing.
Buyers: if there’s something you expect to remain, make sure it’s specifically included in the offer. Never rely on “I thought it came with the house.”
