Most people budget for the land. Few budget for what it takes to make it buildable.

On this one, that part's already done. Electric is on the property, the water meter is set, there's a storm shelter on site, and Wave fiber internet is available at the address. It's also reported to have passed a perc test (buyers should verify).

That's about $8,800 an acre.

Has a house you were buying ever fallen through?

It happened to one of my buyers this summer. By August, he had the keys to his new home, and he'd already sent me two more families.

Here's how we got there.

The first time I showed him and his wife a house, there was ice on the ground. Eight months later, we closed in the August heat. That first house didn't make it to closing, and I won't pretend that part was easy for anybody. When a deal falls apart, a client has every right to walk.

He didn't. He kept looking, and I kept showing up. Somewhere in the middle of it, I told him what I tell every client: nothing stays in my hands. If the ball's in my court, I get it done and pass it on. I won't make promises I can't keep, and I'll always tell you the truth, even when it's not what you want to hear.

Then one Saturday night in July, he sent me a listing in Alma. He'd spent all week on a different house. He told me to forget it. We walked this one Sunday afternoon, and by Monday night he'd texted me three words: this is it.

We wrote the offer at the end of July and closed on August 28th. Eight months to find it. Four weeks to close it.

Those two referrals came before we'd even signed his closing papers. He's sent a third since. None of that is something you can ask for.

That's the part of this job nobody tells you when you start. Take care of people, and they won't forget you.

He wrote this afterward:

"Skip the lattes and you could buy a house."

We're in an affordability crisis and some people are criticizing young people's budget discipline. I ran the numbers instead.

A $6 daily latte costs $2,190 a year. A 10% down payment on the median American home is $41,690. That's 19 years of skipped lattes. Since 1985, incomes are up 252% and home prices are up 403%. The typical first-time buyer is now 40 years old. In 1981, it was 29. Coffee didn't do that.

And before somebody says it: "This is Clarksville, not California. What crisis?"

Fair. I pulled every residential sale in Johnson County from the last 12 months, from both MLS systems that cover us. 246 closings. The median Clarksville-area home sold for $193,000. The median household here earns about $37,000, per the Census. That's 5.2 times income. The national figure is 5. We aren't the exception to this math. We ARE it, with smaller price tags. On the standard playbook, an FHA loan, that median home runs around $1,550 a month with $6,800 down. So no, Clarksville isn't magically affordable. The problem was never lattes here either.

Here's what IS different in this valley. Last year, 42 homes sold here under $150,000, roughly a third of the market, and a dozen more are listed under $150K right now. Of the sales with financing recorded, 38% closed FHA, VA, or zero-down USDA. That's how your neighbors actually bought. Stack USDA (zero down, most of Johnson County qualifies) with Arkansas's StartSmart rate cut and up to $15,000 in state down payment help, and a $150K home runs right around $1,200 a month. A 3-bedroom rental here runs anywhere between $1,000 - $1,300.

One median paycheck alone still can't do it, and I won't pretend otherwise. But two incomes, or one solid one, pointed at the right programs? That's a real door. In most of the country, there is no door.

The offer got accepted. Most people think that's the finish line. It's the starting line.

Here's what actually happens between contract and closing, in the order it happens.

1. Earnest money gets delivered and receipted, usually within a few days of signing.

2. The inspection period opens. You hire the inspector, you get the report, and you decide what you're asking the seller to fix. That window is short and it does not pause for anybody's schedule.

3. Your lender orders the appraisal. If it comes in under contract price, that's a conversation, not automatically a dead deal.

4. Title work gets opened and reviewed. This is where old liens, easements, and survey problems surface.

5. Loan underwriting. Do not buy a truck, open a credit card, or change jobs during this stretch.

6. Final walkthrough, then closing.

Every one of those steps carries a deadline, and missing one can cost you leverage or your earnest money.

I spent my career in healthcare operations before real estate, so I tend to think in systems. My clients get the timeline in writing at the start and a heads up before every deadline, because being blindsided is the worst part of buying a house.

Most people budget for the land. Few budget for what it takes to make it buildable.

Running electric to a rural parcel, setting a water meter, getting a perc test done, putting in a driveway. That's real money and real months before you ever pour a slab, and it's the part that surprises first-time land buyers most.

527 Thompson Bay Road in New Blaine already has the water meter and electric service in, plus a storm shelter on site. Wave fiber is available at the address, which is still uncommon for acreage out here. 6.25 unrestricted acres, mature trees for privacy, and Ouachita Mountain views where the land opens up.

$59,900 for 6.25 acres with that groundwork already done.
