For some prospective home buyers, it might make more sense to rent their old home instead of selling it. But with the excitement of additional monthly income, there are a few reality checks to keep in mind:

As a landlord, you’ll need to charge for more than just the mortgage payment. In order to make a profit, you will need to consider insurance costs, monthly upkeep expenses and HOA fees. These should be factored into the tenant’s monthly rent.

Be prepared for vacancies. In an ideal world, there’d never be a shortage of eager renters. But the reality is, sometimes it can take months to find a qualified tenant. And there’s always the possibility of your tenant breaking their lease. In these situations, you need to be prepared to cover the rental payments in addition to the mortgage payments on your new home.

Major repairs are always around the corner. Whether it’s a new roof or an updated HVAC system, as the landlord, these are significant and inevitable expenses that will fall on you. Make sure you have the capital set aside to cover them when the time comes.

This summer’s real estate market saw a role reversal. In 2025, we saw sellers pulling their houses off the market after not getting the listing prices they asked for. In other words, sellers were willing to walk and unwilling to compromise. In 2026, buyers have the power, and sellers have rethought their willingness to negotiate. This is one of the many reasons it’s crucial to have a Realtor at your side who has experience at the negotiating table.

There’s absolutely nothing worse than having your home-selling process derailed at the last minute. Redfin’s latest data has 1 in every 7 pending sales falling through before they make it to closing, and here’s why:

- 70.4% of sales that don’t make it to closing run into inspection or repair issues.
- 27.8% of sales that don’t make it to closing run into buyer financing issues.
- 21% of sales that don’t make it to closing fall through because the buyer’s home didn’t sell.
- 14.9% of sales that don’t make it to closing fall through because of a sudden change in the buyer’s financial situation.

If you’re a seller, consider getting a pre-inspection, so any issues can be located and disclosed/repaired on the front end. You’ll thank yourself on closing day!
