MYTH: "You need 20% down to buy a home."

After 25+ years under the hood of cars, I can tell you this: some things people swear are true just aren't. This is one of them!

Here's the real deal:
✅ FHA loans can start with as little as 3.5% down
✅ USDA loans can offer 0% down in eligible rural areas (and lots of Middle Tennessee qualifies!)
✅ Conventional loans can go as low as 3% down for some buyers
✅ Many first-time buyers get help with down payment programs

Here's what I'm seeing across Montgomery, Dickson, Cheatham, and the surrounding counties this September:

🏠 **For Buyers** — Less competition than the spring rush means you've got more room to breathe (and negotiate). Sellers are more willing to throw in concessions, help with closing costs, or tackle repairs. FHA and USDA loans are still alive and well for low/no down payment — perfect if you've been waiting on the sidelines.

🏡 **For Sellers** — Serious buyers are still out there, and fall foliage actually makes your curb appeal pop. Price it right, declutter, and let that golden light do the work. A cozy, move-in ready home stands out even more when the inventory thins out.
