One of Clarksville’s biggest future road projects is moving again. 🚧

The SR 374 extension is part of a larger plan to create a western bypass around Clarksville, eventually connecting Highway 149 near River Road to Dover Road.

The section moving now is from Dover Road toward Dotsonville Road, with about $6.7 million tied to design, right-of-way acquisition, and early project work.

Important: this is not construction funding yet. The project is still in the early stages, and the full corridor has previously been estimated at more than $200 million.

As someone who works in real estate here, I pay close attention to projects like this because major roads and access often shape where Clarksville grows next.

Clarksville is considering new rules for where future smoke and v**e shops can open.
City Council approved the proposal 9–3 on first reading, but it still needs a second vote before becoming final.
If approved, qualifying smoke shops would:
Be limited to C-5 zoning
Stay 1,000 feet from schools, parks and churches
Stay 1,500 feet from another smoke shop
Leave existing businesses grandfathered in
Supporters say it could reduce clustering and keep these businesses farther from areas used by kids. Critics question whether it will work and whether the city is going too far.

$6.6 billion. 420 new jobs. And it’s coming to Clarksville.

Project Crucible is Korea Zinc’s planned critical-minerals smelting and refining project tied to the existing zinc-smelter area near Zinc Plant Road.

The broader Tennessee investment is expected to total $6.6 billion, with 420 new jobs planned in Montgomery County and Clarksville serving as the company’s U.S. headquarters and manufacturing site.

The project is expected to produce metals and materials used in manufacturing, semiconductors, defense, and other critical supply chains.

Important context: permitting and environmental review are still in progress, with full-scale construction targeted for 2027 and phased operations targeted for 2029.

This is one of those projects that could have a long-term impact on jobs, infrastructure, and how Clarksville grows.

Fort Campbell was just selected for a nuclear microreactor.

The U.S. Army announced Fort Campbell as one of the first five military installations selected for its Janus Program, and BWXT Advanced Technologies was selected for the Fort Campbell project.

Here’s what we know right now:

* Proposed output: 20 megawatts of electricity
* Proposed footprint: less than 5 acres
* Purpose: energy resilience for critical military operations
* Current status: selected, not under construction
* Next steps: site selection, site characterization, and regulatory process
* BWXT’s current target: groundbreaking in late 2028 and operations in the early 2030s

So no — there is not a reactor being built tomorrow.

But yes — Fort Campbell is now officially part of the Army’s initial nuclear microreactor program.

What if you could sell your home, buy another one, and keep your current mortgage rate?

That’s the idea behind the proposed MOVE Act, which would create a framework for certain conventional mortgages to become portable.

The potential upside is obvious:

* More flexibility for homeowners to move
* Less mortgage-rate lock-in
* Potentially more homes coming to market

But there are still some big unanswered questions — including how additional financing would work, whether borrowers would have to fully requalify, and whether lenders would even allow the transfer.

And as currently written, this proposal is focused on conventional loans — not VA, FHA, or USDA.

So I’m curious:

If you could keep your current mortgage rate when you moved, would that make you more likely to sell?

A new grocery development is planned for Rossview Road, just east of Exit 8 — and this could be a lot bigger than just one store.

According to the Clarksville-Montgomery County IDB, the project could include:

• A new grocery store
• 100–120 new jobs
• $30–$45 million in annual grocery sales
• About $1 million per year in local sales tax revenue
• 3–4 additional pad sites
• Multi-tenant retail space with the potential for up to a dozen additional businesses

The grocery tenant has not been announced yet, but the bigger story is what this represents for Exit 8.

Residential growth, schools and employment have been expanding in this area for years. Now, more of the retail and services needed to support that growth may finally be following.

Freedom Farms Retail Plan — Clarksville, TN

Big development watch near Governor’s Square Mall.

The proposed Freedom Farms project sits along Ted Crozier Sr. Blvd. near I-24 and could bring a major mix of:
• Big-box retail
• Restaurants
• Medical/office space
• Apartments
• New road and utility infrastructure

The big local impact: more shopping, more jobs, and more tax revenue — but also more pressure on traffic, roads, and infrastructure in one of Clarksville’s busiest areas.

Bottom line: this could be a major win for Clarksville, but only if the infrastructure keeps up with the growth.
