🏡 September Real Estate Market Update 🏡

The market is shifting—and if you’re thinking about buying or selling this fall, understanding what’s happening right now matters. Last week I posted about inventory, but today, I want to touch on PRICE!

💰 Prices are holding: The NC median sales price is around $375,000, showing that buyers are gaining more choices without seeing a major drop in home values.

Pricing your home to sell, not own is crucial to gain the best exposure on your home. These aren't the days of overpricing to "see how it goes." Increased days on market will signal discount to buyers, so plan on pricing it where it should be when you hit the market.

🤩 What does this mean as a BUYER: This means you have more choices and sellers are willing to give a little more than they would be in a market with limited inventory.

🤑 What does this mean as a SELLER: It means you will need to be smart about pricing your home to sell and you will have a little more competition. With strategic and smart pricing, you should not have an issue selling your home if the home's condition is appealing.
