Spent part of this morning at the St. Louis REALTORS® 30 Under 30 panel, hearing from three of the National Association of REALTORS®’ 2026 “30 Under 30” honorees — Cinny Chui, Trevor Gillispie, and Bayli Young Williams.

It’s always interesting to hear how other agents are building their businesses, what’s working for them, and—maybe more importantly—the things that didn’t work along the way.

A lot has changed in this business during my 15 years in real estate, and events like this are a good reminder that there’s always something new to learn, regardless of how long you’ve been doing it.

Thanks to moderator Anna Marie Hyatt and St. Louis REALTORS® for putting together a great conversation this morning.

A little sneak peek at a Maplewood home I’ll be bringing to market this week. 👀

This navy blue beveled glass tile in the shower is one of those details that immediately caught my eye. The deep blue paired with the mirrored edges gives it a cool Art Deco feel without going overboard.

More photos and details coming soon.

This morning was inspection day with my buyers on this 4-bedroom, 2.5-bath home in Chesterfield!

And their experience is a good example of what I’ve been telling buyers lately: this can be a really good time to buy.

They were able to get this home without competing against other buyers AND for under the list price.

We’re seeing more opportunities where buyers can actually take their time, negotiate, conduct thorough inspections and ask for terms that would have been much harder to get when every decent house had multiple offers.

Higher interest rates have pushed some buyers to the sidelines—but that also means less competition and more negotiating power for the buyers who are still in the market.

If you’ve been waiting for the market to feel a little less crazy, it may be worth taking another look.

Reviews like this mean a lot. 🏡

Selling a home is a big deal, and my goal is always to make the process feel as clear and manageable as possible—from getting the house ready for market to navigating offers and making sure everything stays on track through closing.

I really appreciate Kat trusting me with the sale of her home—and taking the time to share her testimonial.

⭐️⭐️⭐️⭐️⭐️

Thinking about selling? I’m always happy to talk through the process, what your home might be worth, and what you can expect—no pressure, no hype.

Great way to start a Tuesday morning in St. Louis. 🧘‍♂️🌅

Made it downtown for Sunrise Yoga at Kiener Plaza this morning, and it’s pretty hard to beat this setting — the Old Courthouse in front of you, the Arch framing the skyline, and a couple hundred people starting their day together.

Sunrise Yoga is a free community event put on by the Gateway Arch Park Foundation and presented by BJC HealthCare. Today was actually the final Tuesday session of the 2026 season, which made it an especially good morning to finally get out there.

One of those reminders that there are some pretty great things happening around St. Louis if you get out and take advantage of them.

And yes… getting downtown for yoga at 7:00 AM required considerably more motivation than the yoga itself. 😂

Forget the square footage for a second — these are the details that give an old St. Louis home its personality.

Taking you through 3625 Juniata to show off some of my favorite historic features and the little architectural details you just don’t find in most newer homes.

This is one of the reasons I love showing historic homes around St. Louis. The character is in the details.

Some homes deserve more than simply being sold. They deserve to have their story told.

My clients put an incredible amount of work into this home, bringing it back to life while respecting the character that made it special in the first place. The stained glass, intricate hardwood floors, carved staircase, original millwork and fireplaces are the kinds of details you simply can’t recreate in a new home.

So when they came to me after the home had previously been listed without selling, I knew the answer wasn’t just putting it back on the market and hoping for a different result. It needed a fresh start.

We professionally staged the home, brought in new photography, created a virtual tour and video walkthrough, and built the marketing around what made the property truly stand out. Instead of simply showing buyers another house for sale, the goal was to make them appreciate the craftsmanship, history and work that had gone into restoring it.

The result? Under contract in less than a week.

There’s something especially satisfying about this closing because I know how much my clients poured into this house. I’m grateful they trusted me to take over the listing, change the approach and get them to the finish line.

And I’m equally happy that a new owner now gets to enjoy everything they worked so hard to preserve.

A great house deserves great marketing — especially when the first attempt doesn’t get it sold.
