Looking for something a little different?

Maybe you're picturing a custom home that fits your needs perfectly. Maybe you want a piece of land where you can spread out. Or maybe you're looking for an investment with possibilities beyond the ordinary.

These Kittitas County properties offer different starting points for different plans. And if none of these lots quite fits what you have in mind, there's more land out there.

I specialize in Kittitas County vacant land and can help you find a property that fits your vision.

Interest rates have risen sharply over the last four weeks, bringing the average 30-year fixed mortgage rate back to 7.4%. This is the highest it's been since November 2023 (according to FreddieMac.com, for 30-year fixed rate mortgages). It's important to remember that higher rates change the decisions people make, but they don't automatically mean the market is in trouble.

It does mean buyers and sellers should keep their plans and expectations flexible. Sellers, especially those currently on the market, may face a longer wait for the right offer or need to consider concessions that help buyers manage the cost of purchasing a home. Buyers who need a mortgage may want to revisit their budgets and compare loan options. I have lender referrals if you need a place to start.

My best advice? Don't make a major real estate decision based on headlines. Let's take a close look at the neighborhood and property type you're interested in, run the numbers, and make a plan tailored to your situation and goals.

Have questions about what today's market means for your plans? Let's talk.

It’s not just the seasonal temperature drop or the approaching holidays. Mortgage rates climbed above 7% as the third quarter came to a close, adding another hurdle for buyers and prompting some buyers and sellers to reconsider their plans.

This isn’t a market crash. But strong home values and continued demand don’t erase the affordability challenges facing today’s buyers and sellers. For many, the question isn’t simply whether to move, but when and how to make the numbers work.

I’ve navigated all kinds of markets, and I can help you evaluate your options, weigh the timing, and determine the best next move for your situation.

Thinking about buying or selling in Kittitas County? Let’s talk.

The market isn’t waiting for winter. September’s median sales price climbed over last year, for single-family homes. I've said it a thousand times and I'll probably say it a thousand times again: the market is not going to crash like it did in 2008. But I'll save that soap-box for another day.

Fall is here, and if a 2026 closing is the goal, it’s time to get moving. Buyers and sellers have less time to get a deal across the finish line before 2026 comes to a close. Could be a great time to negotiate for that one property you've had your eye on.

27 acres. Yakima River access. An established glamping operation. Plenty of room to build on the vision.

Welcome to Baseglamp Revivify, a unique Central Washington property built for someone who sees more than just a piece of land.

Set along a ridge with access to the Yakima River, this 27-acre property already includes furnished canvas glamping tents, a dry cabin, sauna, dedicated cook space, and established recreational amenities.

The location gives you plenty to work with: fish and float the Yakima River, hike the surrounding landscape, spend the day exploring, then come back to camp and fire up the sauna.

This isn't a blank parcel waiting for someone to figure out what to do with it. Much of the infrastructure and vision are already in place.

Continue the existing glamping Airbnb concept. Expand the camping experience. Develop a private retreat or corporate getaway. Create a recreational basecamp. Or make the entire property your own private escape.

Baseglamp Revivify is ready for its next owner—and whatever that owner decides to build from here.

☕ Happy National Coffee Day! ☕

Around here, coffee runs are a team sport.
I get the coffee… Hazel gets the pup cup. 😂🐶

And judging by that face, she’s pretty sure the barista made hers first.

Whether you take yours black, fancy, iced, or topped with whipped cream and served in a tiny cup — here’s to a little treat that makes the day better.

Hazel’s order: Pup cup. Extra whip. Hold the coffee. 🐾☕❤️

Negotiation is back on the table. Over the past 30 days, the overall trend suggests buyers may have a little more room to negotiate than they did in a highly competitive market.

That could make fall an interesting season for bargain hunters. But “room to negotiate” doesn't mean every seller will accept a low offer. Pricing, condition, location, and buyer competition still matter.

If you're shopping this fall, knowing what a property is actually worth can be more useful than simply looking for the biggest price reduction.
