What we're seeing:

🏡 $400K–$550K:
Heavy competition. Multiple offers are happening. Buyers can still get concessions, but you need a strong, well-structured offer to win.

🏡 $550K+:
Still competitive—especially for the well-maintained, move-in-ready homes—but not quite as intense as the lower price points.

The biggest mistake we’re seeing right now?
👉 Winning the home… but overpaying to do it. That’s where having the right strategy (and the right agent) matters.
