Here Is the closed sales report for April. You WILL want to read this if you have interest in the market at this time. It is stunning! 👇 (click "see more" for analysis) Up to 75% drop off in listings but an over 3% increase in price. As I wrote in my blog when this began, we would mot understand the impact of the virus until April because of the massive momentum of pending sales and buyer activity from Jan - mid March. There is a set up here for sellers. Sell now! Prices going up indicates demand. There has been high demand nationwide and especially here in FL. So far what has happened has been predictable. I believe it will stay that way as long as we do not see major changes in interest rates. Look for listings to start creeping up and then explode. The public is usually months behind a true real estate trend. Once the fact that prices are still rising and demand is high, we should see a steady influx of listings. Demand in this area should not decrease.
