The May numbers are out...and as I suspected the number of sales in Pinellas county were down...even more than the previous month. June's numbers should be interesting as I am seeing Buyers looking for deals and Sellers looking to tighten their financial belt. June number should be interesting.

The numbers came out today for Pinellas County Real Estate Sales. As expected, we are starting to see the effects of COVID-19 for April. I would imagine that May will be just as bad. Still, the median price for a condo went up over 19% from last April. It will be interesting to see what the median price will be for May verses last year. The next few months may be a good time to search for a good deal.

The Florida Governor, Ron Desantis has allowed hotels, motels, bed & breakfasts and timeshares to open beginning today. The “ONLY” lodging accommodations that are not allowed to open for business are Vacation Rentals. In fact, vacation rental property owners can’t even take reservations, even when those reservations are for next year!

Despite being obviously unfair, this action is counter-intuitive to recommended social distancing guidelines. Imagine a family traveling to Florida…wouldn’t it be better if they stayed in a private home or a residential condo where they are less likely to interact at the hotel restaurant, go out for every meal, purchase items in the gift shop, or spend time in a crowded pool area?

This obvious miscalculation on the part of the Governor, singling out vacation rental properties, is not only discriminatory, it will have a negative impact on the overall economic recovery of our state. Florida’s vacation home rental industry represents $16.6 billion in direct spending and $10.8 billion in indirect spending. That’s a total of $27.4 billion in spending.

There is much speculation as to why the Governor has done this. Some say that it because of the state’s powerful hotel lobby or potential feedback from the media when beaches are crowded again. Whatever the reason, to single out this segment of our economy is just plain wrong. For me personally, during the last 2.5 months, I have lost "ALL" the income I was supposed to receive. While I understand that we all have had to make sacrifices, this “INDEFINITE” ban that prevents me from even taking reservations for next year cannot be allowed to continue. For now, and until the Governor decides to let me open my doors again, I am essentially out of business.
