Busy day, but got some downtime in this afternoon! Previewed a great deal at 19 Somerset on Clearwater Beach just offered at under $5m this home offers private pool and steps from clearwater Beach most importantly it has nightly rentals great investment property stays booked! Beautiful new construction on South beach just shy of $7.2m but it’s already sold! I went to check on the progress and things are looking great!!! I got a walk in across the bridge and thought I was going to die! Relaxed poolside at the SandPearl to regain my strength! The beach was busy and I saw this round ball thing you crawl in and then it spins? Crazy looking and yet I was trying to build up the courage to go on but chickened out! Getting contracts on my cornerstone condos! I’ve got to find some places for the tenants? I’m working on it! I have a client who needs to look at properties in Destin tomorrow and wants me to fly up with her for the afternoon? That ain’t happening! I hate flying! People using my Cabana at Williams Stadium sent me a great picture of Liberty University’s Graduation!!! Congrats!

Finally settled in to my new home in Lynchburg! Starting private golf lessons at the club. Looking forward to the completion of the Mountain house in Boone North Carolina! Had the townhouse in Florida redone and new air conditioning put in! Work is going well and I have been busy both in Florida and Virginia! “But”! There is always a “but” in life! I got an email this morning! I was contacted by a seller wishing to sell a very large estate!!! The main house is 12k sq ft!!! The property has been vacant for some time and a caretaker lives in one of the guest houses! I’ve never met these people and don’t know them! They want the home to be preserved and occupied once again! They asked me if I would be interested in buying the property???? It’s huge! It’s old! It’s got tons of items to be gone through! It is going to need new, electric, plumbing, all new heat and air, painting, windows….I can’t afford it! I’ll go broke! It’s so impractical! I’m to old! It’s to big of a project! I don’t need another large home! I want to learn how to play golf!!!! I don’t have the time!!! I’m meeting with them tomorrow!!!! I’m so excited I can barely breathe!

Morning swim complete! Got 30 laps in this morning!!!! lol working on two new listings! I can’t believe 3506 Fort Ave Lynchburg Virginia hasn’t sold it really is the best deal in town!!!! Vacant lockbox so go check it out! There is a new listing in Boonsboro came on yesterday by another agent I showed it last night and was a revolving door! Some houses just go like crazy! I’m sure it will have multiple offers and sell well over asking price, but I ran into Cindy Tsoleas Kavana at the house showing a young liberty couple and the wife is pregnant! They are looking for a house around $300k in the Boonsboro area! I’m afraid they will be bumped out of this home with multiple offers! These young couples buying their first home is so hard! So call Cindy if you have an offer market listing coming! I need to pull weeds and take my boss to the club for lunch! I’m such a good employee!!!
