On February 6th at 5pm the Annual meeting was held at AmeriTechs's office in Clearwater. Many issues was discussed. The most important issue was the insurance which this year had an 17% increase. The deck which is the jewel of the property, was also part of the discussion. All previous 5 estimates taken 4 years ago for the deck at this point are obsolete. Security is one the key issues on the property. Non condo owners have been roaming around trespassing and parking illegally. Since last year, a condo owner's bicycle was stolen. The board came to the decision to install security cameras. Estimates were taken and the job was awarded. Final item on the agenda was election and sitting of the new Board members. A suggestion was made by a condo owner to increase the amount of the board members from 3 to 5. It was accepted.
The new board members are as follows by their positions.

Ike Eichler (President)
Ara Keshishian (Vice President)
Shawn Dowdell ( Treasurer)
Ana Forister (Secretary)
Consuello Villa ( Director)

Unfortunately the first incident happened yesterday afternoon when the construction truck delivering the crane for next door construction went over our grass and busting the water main. Clearwater utility crew fixed the broken water supply pipe and now we waiting the hole to be closed and the grass restored.

Heads up.
All those years we were wondering when someone will build to our North side of the property. Finally that day has arrived last week we had ground breaking ceremony which indicates that soon to my construction experience somewhere around 30 to 40 pilings will be driven to the ground. How will this effect us? About every two or three seconds you will be hearing a boom sound and the ground will shake. To those who are working from home or like to sleep long hours unfortunately for period of time things will change.

The Annual budget workshop for the year 2022 with Assosiation manager Corey was a sucsses.
Some minor changes and increases will add to our deffered reserve fund which will be very usefull next years project renovating the Deck. An entire new deck is planned, with new pailings, stringers, boards and railing. It is time again to renew our Insurance policy Anna Forister is getting Insurance quotes in order to lower our premiums.

The Board is happy to announce that the roofing job will start on the 26th of July. It was delayed due to Termite issue we have in some of the parts of the building. This new roofing material is a white membrane and will protect the roof for many many years and will reflect the sun light which will keep the upper floors cooler then before. Our next project will be tenting the building and resolve the termite issue and after that we hope we can start renovating the deck.
