Don't wait to make a move if you're expecting mortgage rates to plummet back to 3%.

If rates do drop significantly over the next few years, a huge number of homeowners who have been holding off on selling could decide to list their homes. That would flood the market with new inventory and put downward pressure on prices.

More importantly, waiting is rarely the best strategy. If you're hoping for lower rates, consider buying at today's prices and refinancing later if rates fall. Home prices remain relatively strong, but many sellers are testing the market with unrealistic pricing, creating opportunities for buyers who are ready to act.
