Tampa or St. Pete? Honestly, it depends on what kind of lifestyle you’re looking for.

Do you want more city energy, new developments, big events, and a little more variety in where you can live? Or are you drawn to walkable neighborhoods, waterfront parks, local restaurants, and that laid back coastal feel?

There’s no wrong answer, and that’s what makes Tampa Bay such a great place to call home. You can find two completely different lifestyles just across the bridge from each other.

Kinda chic to know your clients’ must haves better than they do.

Every buyer walks in with a list. More often than not, the house they actually tall in love with breaks half of it.
That’s the part people don’t talk about enough in real estate.

A client might say they need four bedrooms and a home office, but what they’re really chasing is a feeling: the way morning light hits a kitchen, how a backyard feels for entertaining, whether a neighborhood feels like them.

Knowing the difference between what’s on the list and what’s actually driving the decision is what separates a good showing from the right one.

That’s the work behind every search with all my clients. It’s not just matching boxes on a spreadsheet. The latest Pinellas County numbers are giving buyers a lot to think about.

July home sales were up compared to last year, while the number of homes available for sale dropped 15%. That means buyers are seeing fewer options, and competition can look very different depending on the property and location.

The planning board just approved rezoning for a new parking garage with shops on the ground floor, and that's just step one. 🏗️

Step two? A brand new development called Main Street Exchange. An 89-room boutique hotel, a rooftop bar, a food hall, and even a 280-seat theater. Opening in 2029.
